First owner bought from Dev for $1825psf.
Asking $1893psf. Guess PE above $18xx is considered overpriced in today’s market?

SSD for first batch of owners will end Q4 2021. Will monitor the subsale transaction.

PE 16xxpsf is a reasonable entry price I reckon.
Smaller unit perhaps 17xxpsf deem to be still ok.
Not 1900psf at this moment for sure.

Not some time back, I was thinking of getting a 1-bedder. But now with Covid-19, I m putting everything on hold.

In fact I found out about a Telegram 1M65 group. They pointed out that u can also be a millionaire by saving your money thru CPF instead of investing in condos...

It is quite a fresh approach altogether. So I am going to take the CPF approach, unless private properties prices dropped to a sane level once again...

It is quite a fresh approach altogether. So I am going to take the CPF approach, unless private properties prices dropped to a sane level once again...

CPF is a very sound investment class. But one should adopt a multi pronged approach.

Q - Is CPF really your money? Especially if they are locked up in SA, how do you monetize it other than post-retirement?

You get to draw out your money in your SA account when u reach the age of 55 years old. Meanwhile it gets you 4% interest every year without fail.

Post-retirement would be at the age of 65.

In the past, even HDB properties were able to get you better returns in general.

But right now, that does not seem to be the case in general.

As an example, if u have 300k in CPF, an amount that can be used to buy a resale 3/4 room HDB flat, this amount generates 12k interest yearly. Over 5 years, you would have got 60k.

Unless u r certain your HDB can appreciate 60k in 5 years time, perhaps it would b better to let d money sit in CPF as an alternative. While my first few HDB flats generated cash profit of 20-60k each, my last HDB flat lost me 40k when it was sold about a year ago.

Hence the idea as a suggestion of an alternative "investment". Just my 2 cents worth under the Covid-19 climate that we r in right now. Cheers!

If really wanna rent out more rooms, build partition wall to enclose living and dining area and you will get another huge bedroom :s22:

Hehe if want to sublet until like that, wouldn’t a 5-6 bedder townhouse makes more sense at 1.xmil? At least different rooms at different levels. :D
Half the price of such 5 bedder dome more.
