Weak holding power due to Financial difficulty Caused by retrenchment, over leveraged, and no emergency fund to tide through crisis.

I was at a SF 3 years back.
An agent shared with me a case study.

One of his buyer paid a 5% booking fee and still left 15% yet to be paid before exercising the option/S&P.
However, this buyer was quite upfront with him that he did not have enough money to pay the balance 15% (including stamp duty) which will be due in few weeks time. But he is confident to borrow the outstanding amount from his friends within two weeks time.

Hehe, as u can see, such daring, fearless buyers do exists.
Even the agent applaud his courage and advise against it.

Because of such buyers who bought w/o proper planning and holding power, that’s y such cases do happen once they get into financial difficulty.

U can’t stop someone from buying when he puts down 5% booking fee.
If the buyer eventually fails to cough out the balance, at most kenna forfeit 1.25%.
If the buyer eventually gets to borrow the money to pay the outstanding and exercise the sales, everyone is happy.

But the point is such weak and fearless buyers do exist around us.
All it takes is just some minor finance miscalculation and these pple will eventually force to sell at a loss.

I struggle to understand the purpose of the buyer doing this and subjecting himself to unnecessary stress if he really can't afford it

Hello guru, I've been reading your posts and you seem very experienced. Could I ask if this project is still considered value for money after the multiple price increases?

1) not guru, the real guru is bro newbie1993. I’m just echoing my points based on his data, figures and resourcefulness. :D
2) Parc esta? no, not worth buying if increase price a few times already. I still felt 16xxpsf is a good entry price in general though. Not some units that transacts at 19xxpsf. Small units were transacting at 17xxpsf back then. Look at the Price disparity.

I'm looking at the 3 bedrooms which are still selling around $1700psf, though am not too sure about the smaller units. Is $1700psf reasonable for the 3br?

Compare the price using 99.co with the stack u want to buy vs those earlier buyers of the same/similar stack to get a better sensing. Compare the price disparity. I cannot Just give a generalize statement. It’s a life time commitment bro.

the smaller size units are the ones with multiple price increases.

for the 3bedroom and above, there was just 1 price hike in March 2020.

I see.. any reason why the different treatment? Because the smaller units had better takeup rates?

Yes.
For this project, the 2+S sells well.
Cos the study room size is decent, as good as a small bedroom.

Yup, I viewed the 2+S before too. Really good size, and the master bedroom is really spacious. I prefer a 3br though.

Been comparing Jadescape and Parc Esta, seems like the latter is still cheaper, and with higher growth potential it seems. Anyone with views different from mine?

Parc Esta 2+S layout is one of the better layout I must say, not only the study is of decent size, all bedroom are decent size, about 9sqm for common bedrooms. the kitchen is also enclosed.

Love the full view window too and generally, furnishing as well. .
The only thing I can find fault are those road facing units and it’s a mega project. On the flip side, maintenance fee was one of the cheapest.

Other than that, really no complain.
The 1227sqft layout 4 bedder was nice too. If never bought earlier, I would have consider the 4 bedder too:D

Yup, fully agree with the point on units facing the main road, and especially those facing the train track. Not sure if the noise is bearable during peak hours. The downside to these spacious bedrooms is the smaller living room (in my opinion). And personally I'd also prefer a unit with a larger balcony, but that's just me. I know most people think that big balconies are a waste of space.

On a separate note, mind sharing which project you committed to? This will give me more options instead of my narrow focus now.
