Bro, don't mind me asking. "A lot of funds on hand" - would u consider having 300k as a lot of fund? Cos if property is 1mil, will still need 700k bank loan....

can I hijack your post to remind everyone in SG that average sinkie lifelong income only $1.5M SGD? in fact 80% can't afford buying a condo in lifetime

It’s subjective bro.
Assuming u buy a 1 mil property, you gear up your loan by paying 25% and stamp duty,
Works out total u need to fork out is about 275k. Assuming no ABSD.

That leaves you an outstanding of 750k loan, assuming 30 years tenure, at 1.3% interest rate, your monthly mortgage is about $2500. (exclude MCST and electricity bill)

So the qns is:
1) how much cpf u got, your age and earning power, and how stable your job is.
2) after paying 275k (25% and stamp duty), u still have how much cash left?
3) what is your monthly spending? Ie car loan, food, kids, parents, phone bills, MCST, all kinds of bills etc.
4) u single earner or dual earner? (I.e wife)

Add up all your monthly spending plus mortgage, can your left over cash tide u more than 1 year if u suddenly loss your job or having pay cut now? for me, I More Kia si, I set aside up to 2-3 years.
Then u roughly have an answer.

Of coz u can lower your Budget from 1 mil to 800k depending on your situation.

Sometimes it also depends on age, when young, I’m more daring and a risk taker. Coz, loan tenure can stretch longer and u will have the tendency to leverage to the max.
As one gets older, mindset may changed as well. Now is more of saving up more cash for retirement. But with substantial amount of cash on hand, your option to invest in another property is always open, coz who knows u may come across a damn good bargain and plans may change again. :D

@passerboy similar picks :D chose ASR based on the first movers advantage in the Southern area. Don't think the other plots of land, when sold in the future, will be any lower than 1138psf (unless GSW doesn't come into fruition)


@isometric for sure, another factor to note is the launch date. OLA was top in sales for the month of March

The M seems to be the top choice..

Personal view is as follows:
1. The M
2. KOPAR
3. PE/ Stirling Residences
5. jadescape


Not sure ur choice on ASR, have many doubts about the project locale and sale there is slow.

No bro, I omitted ASR from my picks. I am quite skeptical, if anyone was keen on that area at 21xxpsf isn’t Spottiswoode side of condo better? FH and it’s so much more accessible to MRT.

Yes, I agree with this. ASR totally no fight compared with spottiswoode( plus is relatively new somemore.. not some super old FH)
For people who are looking at that area, ASR will always be the inferior product

For myself personally, i prefer projects that is the most obvious No. 1 choice in the vicinity ( from future buyer pov)... easier to cash out and collect the money..

it can be things like, biggest land size, good functional layout, full condo facilities, age...

Yes i am surprised, even at the current M pricing and left over units... people still think is the top choice...

i mean we cannot turn back time.. so no point compare last time prices.

In absolute quantum terms, the M is very affordable though psf could be high. That’s the reason it’s attractive.

Actually dont you guys feel that this top selling projcts rankings are really misleading?
if a project has 1000+ over units, even if the units move just a bit, also will easily end up top 5. it doesnt mean the project is good at all.

whereas say a project with only 100 units, it is very difficult for them to end up at top 5 because of the ratios of the BR type and at most can only appear once or twice in top 5 list in a year..

This kind of top selling projects list totally favour MEGA projects and unfairly disadvantage the smaller projects. might easily misled or social pressurise some buyers who are not as well versed..

Ya agreed. They should post the number of balance units instead. haha.

1. Parc Esta 13 units sold
2. jadescape 8 units sold

Could this be the Penrose effect?

Older new launch like grandeur park also clock 4 transactions in the month of June.
All high quantum unit: 1 four bedder and 3 five bedder.

There are still a number of genuine home buyers out there buying for self stay.

Around me (colleagues, friends, relatives), got quite a number of such cases.
