Quite a number of transactions hit 22xx psf for the higher floor units in PPR. Lower floor units are around 17xx-20xx psf. The buyer entered at 19xx psf is a good entry price.

I do agree that the recent transactions for TWR’s 24xx psf units are testing the limits.

Add to those who bought Park Colonial at $20xxpsf when it is not an integrated mall per se as compared to TWR. There seem to be no rationale on that, by comparing Park Colonial transactions at $20xxpsf, the buyers who bought PPR at $19-20xxpsf got themselves a bargain.

was lookin at a 3bedder unit over at pe and left with only low floor + 1 lvl 18

the lvl 18 unit build up only 1010+ but they consider it at 1152 cause of the super high ceiling at 4.65m n price at 1.92m :s22::s22: how come still need to pay for the air above :s13:

abit wasted came in abit late although i've been stayin in eunos all my life nv really thought about pe be4 n with such pricing shld be lookin at FH units at amber park

Didn’t realize prices in these areas have gone up so much. PPR, TWR hitting above $2000 psf? I also missed PE launch, now not many units left. Just have to wait and see.
For more than $2000psf, I would rather look at Seaside residences, or along Amber region. Though launches like Amber Park, min quantum will be higher for those who can afford a little more ($21xx - $22xx psf).

Actually, nearby PE there’s one boutique FH development thats pretty with efficient layout transacting $16xx-17xxpsf.

Of coz it’s a boutique development but if one is looking for long term own stay in a smaller enclave can consider it. OLLOI that’s the development name.

For more than $2000psf, I would rather look at Seaside residences, or along Amber region. Though launches like Amber Park, min quantum will be higher for those who can afford a little more ($21xx - $22xx psf).

Amber Park is $23-27xxpsf depending on floor level and facing though not $21-22xxpsf, but I agree it is a very nice condo worthy of consideration especially high floor sea view units.

Amber Park does have some units selling at $21xx to 22xx psf but they are lower floor units for those who don’t mind. The URA transaction data show some sold at $22xx psf. I have asked agent and there are 1,2,3 rooms at 22xx and some 4 room units at $21xx but quantum still large.

I see, weird the transactions I saw were all $23xxpsf up, but lower floors at Amber Park not too fantastic, no view.

Some of the low floor units have greenery views with privacy so not too bad. Can always go up to the sky roof everyday to run and enjoy views. Though for the same price, I can also buy a higher floor unit at a cheaper area like PE. So guess it’s up to each person’s preference.

I hardly see amber park transacting at 22xxpsf, mostly are in the 24xx-27xxpsf range.

Mr NSZ, really have $22xxpsf lah. I can’t post pictures but if you go URA property transactions site or even edgeprop, you can see a few units sold at 22xx psf. I actually know one buyer who recently bought a low floor 2+study at $2295 psf, that’s why I went to show flat. Agent gave me some units around the range. Most outer northeast or northwest facing on low floors. But only small number at these lower range. You all are right to say most units are from $23xx psf and more.

Oh saw this transaction- 3rd floor unit 753sqf at $1.73mil ($2296sqf) facing outwards. Quite a steal.. thanks for sharing.

Yes it’s a good deal, likely just above developer breakeven price.
If you go back to May 2019 transactions, 2 amber park units sold at lower psf:
- 549 sqft unit at $1.24 mil or $2263 psf
- 1572 sqft unit at $3.57 mil or $2274 psf.

Live in Amber Park, but neither face the sea nor lagoon... :s8:

A different school of thought is the prestige of the address and the comparatively lower entry price, look at everyone rushing to enter low floor CTE facing units at Landmark compared to the higher floor units, and the CTE facing units at Penrose. At least these units at Amber Park do not have the issue of noise.

Honestly 21xxpsf for amber 45 not bad. Cheaper than the linq :s13: :s13:
But heard amber 45 MCST quite high
