I did a physical count for September transaction, total 61 units caveat lodge.
As expected, this project is getting more and more sought after from buyers.
The sales does not confined just on smaller units, 4 bedders also move steadily as well.

So when they start to sell the bigger units, it will push down the psf leh

Nice! There is no perfect unit unless u have unlimited wealth. But this development checks most boxes.

If u have been an eastsider from young, u would know that the downside is being surrounded by 2 of the busiest roads in the east.

Sims Ave vs Still Road.

If you dont mind the traffic and pollution, especially if long term goal is for rental income, its in a prime site location.

If intending for longterm stay, pls DYODD.

Oops, I intended for own stay leh. Noted the traffic is busy. But is it really that bad? I am currently stay in Punggol, morning alr super jam.

The main bad thing abt the road is that it is 1 direction only. Means if u r exiting from PIE, u need make a big round to get into that main road before entering ur condo. And the exit to/fro PIE from eunos side is ALWAYS jam.

Also, the condo exit is very near to traffic light before turning left to PIE. I feel that one may not have much chance to turn left after exiting condo to enter PIE. It might be better to continue down Sims Ave E and then turn right to Changi Road before joining the queue towards PIE.

There is another exit towards changi Road... Perhaps take that to go to the next pie exit. Best if they can install a traffic at the sims Road exit.

There is alrdy a traffic light before the bus stop if u zoom in on the map. But given the distance to next traffic light, i estimate abt 5-7 max cars that can fix. Worst is that there is a bus lane there.

Oh.. then still ok lah. My current place can hear airplanes starting up... kind of get used to it after a while, just need to keep windows closed.

Am pretty amazed at how many replies here are about "keeping the windows closed".

Definitely a commonsense no-no for longstay health and ventilation reasons?

If u love the location, try not to get units facing main road.

In my younger days, used to stay along sims ave hdbs before eunose mrt facing main road. Those who have experienced the same will be able to relate to how thick the black soot that cummulates along ur window sills after a single day. :)

Personally, i would rather take the exit at Sims Ave then pass the traffic light at main road and do a U-turn across the bungalows to Changi Road then turn back into Jalan Eunos. At least you will be facing towards PIE le.

If u exit at changi road from the back and cut across the estate to Sims Ave, might be difficult to change from lane 1 to lane 3. Lane 4 is bus lane so dotted line is very near to the traffic light, and with so many cars trying to turn left + buses wanna go straight, might be hard as well.

If not, just continue straight to chai chee area and still can enter PIE from there as well. Or from Changi Road, continue go straight and try enter PIE from paya lebar road although this 1 also will jam as much as eunos. lol.
