If u love the location, try not to get units facing main road.

In my younger days, used to stay along sims ave hdbs before eunose mrt facing main road. Those who have experienced the same will be able to relate to how thick the black soot that cummulates along ur window sills after a single day.

I chose the unite facing Changi Road because of the panoramic view. Personally, traffic white noise is ok.

Gd choice. Facing Changi w definitely be more ideal than facing Sims.

I recall going to a relatives place in eunos area. facing south allowed some fireworks view!

I would choose inward facing units instead.

The noise from both busy roads + dust flying everywhere will be a pain

Main selling point of this project is location + furnishing (marble flooring). But the big con for me are the adjacent busy roads

Agree that inward facing units are really beautiful given the distance between the opposite blocks. I did a comparison, actually developer also price inward facing units higher.

The inwards facing are very noisy... especially sat and sun. Lots of kids at swimming pool

Actually the outward facing changi road was not noisy from my experience visiting the blocks beside the development, not sure about the one facing sims avenue though cos can’t compare. The selling point for outward facing was the view.

I thought the selling point was mainly the entry price, location, grandeur of development and transformation of PLB (which imo was v different now)

Solution to both problems : higher floors. Haha.... But I know some ppl prefer pool view and the relaxing water sound, those will need to choose low floors < 5

I had to choose high floors as mine is facing sims (hoping to negate the road and train noise)

I found the MRT sound is actually very minimal when I was standing at showflat entrance.

Sound travels upwards. So I think those 1-5 may not have it as bad. Probably 6-10 have more noise, i am not too sure. But then again PE is not directly beside the tracks. There's a good 2-300 meters away.

The MRT track noise is very minimal, I was curious previously and stood there for a good 15 mins, however, the road noise was more imminent at Sims Ave facing compared the Changi Road facing.

10 floor up should be ok imo, but would prefer Changi Road facing.

If concern is road noise, as some mentioned earlier, moving upwards wont help.

Noise travels upwards. Lower flrs might be less noisy.

Wud suggest inward facing or Changi Rd too.

I thought the location, design, everything together was ok. However, I have my doubts with 1,400 units at this development. So many people meaning there may be crowds using the pool etc.

I think the location is not the best
Roads very narrow there I heard. Very crowded
Layout too cramp too HK style
Size too small
Don’t understand why sinkies rushing to buy this at all

Investment wise, ticks most checkboxes.
