Thanks bro. Just visited the showroom. Cp was full on a sat. Saw 3-4 ppl closing deals. Nice. :)

PE will sell well especially w the launch of newer OCR projects going at close to or higher than PE prices (RCR). The consistent sales volume speaks for itself.

What are the ones with the same price? Though treasures and Florence are much lower price.

The 4bd premium show room... Hmm I thought the living and dining is odd... Where will one place the TV? Its placed parellel to each other.

OCR projects around PE prices in psf terms.

Parc Clematis is crossing 16xxpsf.
Gardens Residence close to 1600psf and the upcoming SK Grand indicative prices are in the range of 1700psf, Midwood @hillview is also close to 1600psf

Park esta is one the very few condos which have newspaper ads this couple of weeks. Perhaps that and the new 4 bedroom showflat have attracted viewers.

I rmb a parcel at aljunied was sold for a competitive price, wonder what will be the impact on PE?

Yup but let’s see the prices of the aljunied project, since SUO beside it has units reselling at 15xx-17xx psf for 2019. But not forgetting that plot of land is beside the expressway.

How is treasures, KOMO a good comparison? Both are not near MRT and KOMO is in a rather secluded area of upper changi.

Antares maybe but different location at matar mrt, but it’s about 1700psf on average too.

I mean, you were saying some more ulu OCRs are matching or surpassing esta's price. I was thinking park clementis being at the other side of the island will not be a good comparison... Clementi is a good location anyway.

The sengkang grand, lets wait for the launch weekend to see if the price is realistic.

Btw not sure if many realised, the facilities in esta are really limited. 1 lap pool, 1 lagoon, 1 indoor gym... 1 indoor function 2 grill areas... Etc. All for 1.4k units. This explains its overwhelmingly low maintenance fees though

Yup, they took up a lot of space for those “not so useful” deco to make it look grand, eg the grand drop off took up a lot of space, the sunken lounge too.

The indoor gym is supposedly a fitness suite, not sure if it will be adequate though.

The maintenance fee is low mainly due to it being shared by 1399 units. Stirling, Jadescape maintenance fee are likewise low (I think $230 and $250 respectively for 2 bedroom)

Agree that the facilities are limited.

Any idea if the carpark is included in the maintenance fee? I read on some other threads that some condos need to pay separately for carpark.

Yes, carpark is included in PE maintenance fee.

So far only Avenue South and The Tre Ver (both UOL) projects not included, from my understanding.

Is it correct to say this is one of the better-valued development amongst all the overpriced new launches?
