On another hand, D14 FH Urban Treasure price dropped to below launch price. Price starts from $850k during launch.

wonder if the discrepancy is purely due to the location? lets not forgetting its not an apple to apple comparison, while UT's location is admittedly further away, its also FH.

for some reason PE is really well received aye.

97% sold now

PE is really quite a good development for investors or ownstay. Only thing is it’s in the east so not for a westie like me, and also already 70+% sold when I discovered it.

But the closeness to the MRT, potential benefits from the airbase being shifted out, cheap maintenance fee, pretty good site and floor plans, not surprised it’s so popular!

likely also because MCL's price increase strategy has been quite tame. in that, even later buyers or final buyers are not heavily penalised. not to the extent of projects like GPR, PC etc

many stacks were sold out with zero price increase, and some only had up to 3-4% increase even at the 97% stage

PE was launched Nov2018, not even two years already 97% sold is really good deal for a mega development. Likely fully sold by November is sales momentum continues, understand that 12 units sold over last two weeks.

Euhabitat:
Studio > 1600-2400
1 bedder > 1700-2700

Park Place Residences:
1 bed > 2400-3000

Tre Residences:
1 bed > 2200-2450

Sims Urban Oasis:
1 bed > 1800-2500

Tre Residences and Park Place Residences rents seems to be holding better. Sims urban oasis rents seems to pale in comparison, but I won’t consider Euhabitat in the same basket as it’s location is pretty inconvenient for non car owners, though it’s in D14.

I am quite surprised the Eunos Court BTO launched in 2017 is so slow though, think it’s not even two storey high yet and it’s 3 years since. Did a check the expected TOP for the Eunos court HDB is March 2022 and Parc Esta TOP date is end 2022, wonder if it would be completed on schedule.

I live close by.. the last few months there's been zero work on site, only started up again in the last 1-2 weeks.

Likely due to the indicative entry price and finishing offered at Penrose being less attractive, thus PE scooped up. Next to go should be the 3 bedders. Ppl are seeing the value proposition at PE over Penrose perhaps.

The quality of finishing plays a part I guess. PE finishing is top notched IMO.

If I have to choose between Penrose and Parc Esta, I would definitely pick PE. Really obviously better in terms of location, closeness of MRT, finishing etc... One concern will be the large no. of units >1000, and the traffic jams in the area if driving.

I am wondering for PE's pricing quantum, which is not exactly cheap, should people look at nicer locales like The Shore Residences at Katong, PPR at Paya lebar?

Some of PE's 2 room units are also reaching $1.4 mil, and 3 rooms about $1.9mil. For those who can afford (or loan) 200-300k more, seaside residences, amber/meyer condos are within reach.
