Location - Opposite Greenwich V mall

Estimated 496 units 3/4/5 bedrooms types

Indicative launch price $11xxpsf and above

Estimated Launch date : Q2/ Q3 2021

Near seletar mall, curious if many units will break 1.2 psf and the unit layout. Really far from mrt for non-drivers!

Wouldnt be surprise if some units can cross $1200psf for those high floors / unblock facing units .. yeah, its not near to any MRT, only LRT about 10-12mins walk.. not sure if the dev will provide shuttle bus though..

Reminds me of Hundred palm EC, not near MRT nevertheless it sells well :) just down the road from Parc Green.. CRL not announced yet back then.

This location sure sellout. Unblocked south view all facing landed or low condos, high floors can see fireworks for sure during festive and countdowns.

Launch price for hpr is 800psf 3 years ago, very good pricing. The crl station exact location is not announced but ppl who live in this area knows it will stop at Serangoon North. Just didn't expect this station has its exits extended to great distance from its platform.

Reminds me of Hundred palm EC, not near MRT nevertheless it sells well :) just down the road from Parc Green.. CRL not announced yet back then.

This is near High Park Residences and Parc Bottania right?

If yes, the launch of this EC could drive both the above two projects up in price, since the EC already 11xxpsf up.

If you recall back in 2019, LTA announced a possible line going from serangoon to seletar. Who knows maybe the station will pass near to this ec?

The feasibility study, if not delayed will be completed by mid 2021.

not very near ,but in the same locality.. its nearer to The Topiary

Greenwich that area also quite quaint, got coffee bean, ntuc, food court
The surrounding vibes not bad.

But transport wise quite inconvenient.

Even if you have a private vehicle, it will be a nightmare to enter and exit Parc Greenwich EC during peak hours.

That's because Fernvale Lane, serving all the BTOs, ECs and schools in that area, is a single lane road. Be prepared for 15 minutes of waiting time to exit your Condo during the morning peak, especially during the school term.

That’s y my comments are more focused on the surrounding vibes and not the convenience.

Do u even stay there or wanna apply this ec and wants others not to apply? Do u know how long is 15minutes? If i wait 1minute to exit any development be if hdb or condo will be tulan liao.

My colleague stay topiary, another stay fernvale all never had this problem. Somemore this parc greenwich is at corner, perhaps lta will approve their exit along the main road although i doubt so haha.
