Not beside mrt for e dormitories. I mean the b1 industrial. There are legal factory converted to dormitories right? So can a be industrial be converted too?

Maybe... but that change the plan from B1 industrial to residential, right?

As far as i know, the 3 parcels of land are bought and developed by Far East directly or indirectly. Sales were not bad for Nordcom I. Who are the tenants, we will have to wait and see.

The more I see PL, e more I like the whole project. Many pools and lots of walking space. Facilities like a pte condo and even more. My kids love the park beside it.
But I can't over the industrial ard it.... And whenever I'm 1 step away from signing the OTP then I sat at the park, looking at PL, I backed out. Why is the swimming pool so exposed and so low??? If it's like any other condo which swimming pool is in the ctr, I might really sign on the dotted line. A condo is supposed to have more privacy. Not in full view to the public.

The more we look at the placement of the refuse chute in Visionaire, the more we question our initial judgement of buying a unit there. Faintz

I think another selling point of PL is, you will not live directly next to a common refuse chute.

The more I see PL, e more I like the whole project. Many pools and lots of walking space. Facilities like a pte condo and even more. My kids love the park beside it.

Ya. Freaking near. 15cm. Omg. But my Visionaire unit is not affected. :D
PL ones are in the ctr, near e stairs I think.

It's ard 2 to 2.5m. But if someone stands further out in the park, they can still see the pool clearly. Esp those at the BTO oppo. They wanted to create an infinity pool..... I rather they build more trees or build it right in the middle.
The pool machaim public pool. Even public pool need to buy tickets to go in then can see......

guess I should a walk at the park to have a feel also.

I thought from the model in the showroom there's a staircase before walkway to the exit to access the Canberra park? So the pool should be higher right? I can't remember what's at the boundaries of the EC project. Is it just beside the pool?

But if you are talking about people looking from BTO blocks beside Canberra Park, then I do agree they can see. Just like how some blocks in PL can view the pools in SkyPark, as well as those HDB blocks across the road of SkyPark.

Ultimately, it's a choice that you as buyer has to make. When I signed the first OTP, the only comment that makes sense to me was from my sister, who's an ex-property agent. It was "you can always walk away if the project doesn't offer what you need most". There will be one that fits your needs, no matter how attractive the one that you wanted now. I can't imagine myself picking a unit which is my 20th choice or even 10th. It can only happen when I am so deeply in love with the project, but not the unit that I will be living with my family for a long time...

Seriously reasons for Parc Life

Parc Life itself is not a bad development. But really suffers bad timing as all demand are exhausted by the many ECs in Woodlands and Sembawang. As for why I chose Parc Life understanding there are still choices in Visionaire is not only the price factor. Seeing so many condos, Parc Life's layout and site plan is pretty amazing. For the site plan it is not the normal block to block facing units if you choose the veranda west sun units. West sun is OK if you consider that you will be working during the day. It is better than East Sun if you plan to sleep in in the mornning. Moreover it is window not wall facing west sun so you can have strategies to block them off during the day instead of having the sun totally absorbed by the wall only to be released out slowly during the night to heat you up. Moreover developer giving low E window which is a superior sun blocker so we do not have to install solar film.

Veranda 3+1 unit also gives an extra room which can be a compact bedroom where normal 4 bedder may be out of reach price wise. Plan to put washing machine in the veranda while leaving the yard as store room. So technically the layout in veranda is pretty flexible and some sun is good to dry your clothes while at the same time not too taxing on my pocket.

What gives Parc Life an added consideration is the future North South Corridor expressway. In terms of accessibility, it will be the nearest development to the NSC out to city. Parc Life is also near many pri, Sec schools and childcares are kid's walking distance which is definitely a plus if you have kids or teenagers comparing with other atas condos in the area.

Minus will be that distance to MRT maybe 2-3 mins further. But a plus will be quieter as NS Line is pretty noisy and many sheltered HDB to walk to MRT.

Minus will be industrial area instead ATAS condos behind...consolation is that weekends are quiet and luckily there will be SkyParc next to us so as not to look too unATAS and help in maintaining semblance of some ATAS residential area. But looking punggol where condos merge with HDBs and across visionaire future HDBs will be built and Coming from Macpherson and Taiseng area where factories surround condos and landed you will get pretty used to it. Cheap canteen food during weekdays for consolation...

Minus will be privacy as people say can see infinity pool from Canberra Park. (or can they not??) Parc Life market it as seemlessly blending into the Canberra PArk. Will it give it an outstanding view? That is the gamble that we do not know until the development is up. Whether after Parc Life is built with its iconic lantern and park facing (night and day) will give a unique and signature look that no other generic looking parrallel stacked EC offers? That really depends on how the developer Fraser make its little finishing touches of lighting, landscaping to the development. IT can go both ways as very outstanding piece of work where people look across and drool or a total piece of **** where people see it and laugh at the residents. And if it really becomes an outstanding piece of work (hopefully) it will be like winning toto...sometimes you just have to gamble abit. The showflat do not/cannot possibly show everything. (If you search on PasirOne the DBSS you will know what I mean where according to plan it looks good but the actual developement sucks because developer cut cost and people cannot see the real thing before its construction). But if you really treasure privacy then dont stay HDB, EC or condo you should buy landed and have a gate to cover you up.

Minus Current alot of construction workers at night loitering around park after work. That should be solved when all the developments are built up. Workers from factory go home at night according to my experience in TaiSeng.

All in all to each his own you really have to weigh all factors as buying a condo is no small deal. I am just sharing so to help people to see why there are 100 nuts signing for PArc life at this moment. (more to come)

What I like:
Walking dist to MRT, Play school, Pri, SEc School
Unique layout and site plan not the generic ones.
Low E window and Veranda design to keep heat far out from living area.
VEranda unit facing and blending into park. (relatively unblocked)
Near to future NSC
Frasers development instead of some China ones....

What i do not like:
Because of Visionaire being near Canberra MRT...there is comparison in terms of walking dist to MRT.
Privacy blending into park
Industrial area behind.
West Sun for veranda units.

I share most of your points on Parc Life, except the one below. Technically, if you consider where the car park exit / entrance is at the moment (unless they have changed their plan), you have to drive out of Sembawang Crescent (which is going to be busy) to Gambas Avenue to get to the NSC.

I know my kids will enjoy PL more due to the park and bigger kids pool.. Personally I like the facilities of the whole project.
But I chose visionaire eventually becuz it's located in a pte enclave, more like a pte estate. The hdb is still across a wide road. Left, right and back of Visionaire r pte property and nature. No other EC is like that. When u go home, it has the kind of quietness of a pte property area, like those landed houses at night.
PL gives me a feel of living in an atas hdb but with swimming pool. It is more lively nonetheless but like 'accessible' by everyone. Like not much diff from the current dbss I'm staying at.
Really had a hard time choosing. Eventually I feel my kids can focus better in their studies in a quiet neighborhood.

I chose CS4. But after all the hoohah about the chute it's still not so bad that I want to change. Pity it was not disclosed or it might have changed my decision.

PL 4-bed is insufficient for our needs and 5-bed is marginally out of budget constraint.

If it was known, what would have u chosen? Even D1 and Dr are also oppo e chute. Can't be the smaller unit at the other end.

If known, I could have looked at PL's 5-bed instead. Budget might still have allowed a low-floor unit. It would be a tough decision between the two. But that point is moot since the decision has been made.

Since everyone is sharing their views on the 2 projects, maybe I just take the chance to share mine.

Here are the reasons why I didn't choose Visionaire
- Developer from China. I prefer local developers and I can't really accept that the project is priced close to Brownstone, which to me, is from a really premium developer. In terms of proximity to MRT, I think both PL and Visionaire are comparable but for the psf, in terms of developer and distance to MRT, I feel PL has an edge
- Noise from the MRT tracks and main roads. I believe Brownstone made the right choice to have MSCP beside the track, showing their experience with different local requirements. But I don't like MSCP and prefer a basement carpark. So, choosing a project not near the track with basement park is plus for me. And noise from MRT is worse than facing in terms of priority for a choice of living
- Availability of MRT service and sports hub. I think it will be sometime before Canberra MRT station will be opened and Sports Hub will be ready. I know there is shuttle service from Visionaire to Sembawang MRT for 2 years but I feel it's more convenient for my wife to just walk and use Sembawang MRT from day one with the new home. Basically, the light industrial buildings beside and BTOs will be ready around the same time. Where else developments around Visionaire and Brownstone will take years. So after moving in, there will be construction workers around Visionaire than around PL.
- Lastly, I don't understand why there's subscription fee involved. If I have to pay, it must provide me free internet access. I am also not a big fan of Samsung. I would buy their phones but not other products. And I feel any advanced technology now maybe outdated in 2 or 3 years' time. There's always a premium to pay for being the first adopters. And now after signing my S&P and learning I have to fork out cash for such benefits, I am least willing to pay $6-7k cash for these at current market pricing.

After all, it's just all my personal opinions. I just tried the white restaurant's white bee hoon last weekend. I am glad it's just opposite Sembawang Shopping Centre. And if you want to eat with aircon, you can do so in Sun Plaza's white restaurant. Not only that there are still a number of restaurants opposite SSC yet to be explored.

I think ECs in Sembawang are somehow priced higher than those in Yishun, CCK, Sengkang & Punggol. Not sure if it's because they are nearer to MRT stations though the Vales and WanderVale are quite near as well. Anyway, I hope the 3 remaining EC projects in Sembawang will do their best to get awards for their work. I certainly feel there's a chance with the ideas they have given...

If my ideal stack in visionaire is not avail by the time I need sign my S&P and that particular PL unit is still avail, I'll jump ship.
Really can't accept downsizing when I'm already moving away from a central location to far north.
