There be should be something protruding or a walkway to the chute. Like some new hdb projects.

Sometimes if object is bigger than the chute door, then I would place it beside the chute, waiting for the cleaner to pick it up. Maybe i am now spoilt by town council. I'm not sure if I want to check my cctv records every now and then...

I think that EC or PC owners should be different from HDB as in HDB, the rubbish chute area is considered public place. For EC and PC, everywhere is considered private as the resident knows they are paying for the cleanliness and every other thing. So I think most of the resident will make an effort to go to lvl 1 to throw the big rubbish and will not leave it outside the rubbish chute.

The main concern is the lack of privacy. The privacy is not people looking into your unit but every night without fail, there will be your neighbour throwing rubbish near your doorstep. You take the opportunity to mingle with them initially but for long term, it can be very disturbing and awkward.

And also, it may be a turn off for potential buyers if you intend to sell in the future. You are paying almost the same price or slightly higher or lower than your neighbours of the same room type but the unit you are getting is so near the rubbish chute. This does not make sense.

Low-E glass - concern with reflection to some stacks

All west facing verandah units are installed with Low-E (emission) glass. As the name suggests it is to reduce emission of infra-red into the room by reflecting them.

Hence those stacks 28/29/32/33 that are diagonally facing inwards will bear the brunt of infra-red reflection from stacks 20/23.

Also the balcony screen made of metal is designed to reflect sunlight & they are tilted at an angle. This again reflects the sunlight from stacks 20/23 to 28/29/32/33. Higher floors are worse as the reflection is angled upwards.

What could make matter worse is when stacks 20/23 owners install their own solar films to their rooms. Some of these can reflect up to 80% infra-red.

Minus Current alot of construction workers at night loitering around park after work. That should be solved when all the developments are built up. Workers from factory go home at night according to my experience in TaiSeng.

Yes after construction completes the construction workers will leave.

But the industrials will continue to employ workers. And where do they stay but the opposite HDB blocks? And their pass time after work = Canberra park with full pool view.

Weak demand in the Far North area compared to supply. It's the developer's biggest challenge of all. Still, it isn't as bad as Northwave.

Agreed. Not everyone likes to stay near police station and old folks home. So best to get a place far away.

Btw, found 3 bus services that run on the bus stop, B58379, nearest to Parc Life: 859B, 859 and 962.
859B is from the Sembawang interchange. Think it's the 2nd stop. So on rainy days or when you are carrying a lot of stuff from shopping. You can take the bus.

Opposite will be bus stop B58371. Bus services are 859A, 859 and 962. 859A will end in Sembawang interchange after 1 stop.

For 859, it travels from Yishun interchange to Sembawang interchange and for 962 from Woodlands interchange to Sembawang interchange.

and fraser marketing it as so special with full park view. as if the low-E glass will solve all the west sun issue. you just need to touch the low-E glass inside the show flat to few the heat. and it's with full blast all day aircon. imagine in your normal house without full day aircon what it'll be like.

In Sembawang, the 2 ecs are a Choice of mrt noise and bad fengshui from rubbish chute ops your unit, or unit near industrial Park and police unit.

If they have built a row of units that faced inside only, right in front of the swimming pool, I think the sales would have been very good. Privacy cum no West sun
