Just hope to share info with common interests.

We all have our own preferences and priorities. Every project or product just suits its own targeted group of customers. It's very hard to say which is better. There are projects that sell like hot cakes in a short time but I'm just not keen to stay in that area. So, I can't really say that project is better or worse. At the end of day, just be sure what you are getting as you will be the one staying there.

Only know 5% discount on launch day. Recently checked prices on srx and ura for recently sold units. They are about the same as those I got for launch day.

Maybe depends on agent. My agent from O and she is quite firm on discounts. There should be a number of agents here in the forum.

Recent transactions in Regentville are definitely not encouraging as well. For a pte condo situated directly next door, it could only fetch $718-$827psf within the past yr. Lower than most of the newer EC prices.

Good location as the Hougang 1 mall is just opposite with anchor tenant NTUC Fairprice Hypermart and Rosyth & Xinmin Primary are within 1km radius.

My agent keep saying if the developer reject the discount request, we have right to withdraw, hope anyone here can clarify this. Thanks

If you sign the Option To Purchase(OTP), you would have to pay the penalty when you withdraw or cancel the deal. Cheque without signing OTP is fine but how to give cheque without signing anything. Can you trust the agent that he or she won't run away with your money.

I think your agent is trying to use this method to show the developer your sincerity in getting the unit thus trying to negotiate with the developer for more discount. After the negotiation and if the price is right, you should be getting the unit by paying the booking fee.

It should all happen on the same day.

Showing the developer the cheque is one way of showing your sincerity in buying it, thus allowing your agent to fight for discount.
There is no reason he wanna cheat your money.
You can also back out if the price is not right.

Huh? How to run away with your money when you indicate the payee as the developer sia? Is a crime to withhold money that is not yours and the developer will not do so for such a small amount of money.

No La I don't think it's a matter with running away with your money, its a matter that agent pull a fast one out of you, that you paid the developer in the end they never give the discount you want, but llst, you cant pull out the deal without paying the penalty.
Anyway noted that OTP should not be sign before the deal is committed from developer.
