actually i would like to know what is the comfortable time and amount to loan when buying a property of $800k with combine income of let say 9k?
Are u currently owning a flat?
So u can sell & finance half of the EC outstanding loan(provided u cleared the loan)
If not, unless u have lots of cash to make 5% cash downpayment & 15% cpf etc. Left 80% which is abt $660k to loan from bank.

Well, it depends on a number of factors. Do you own a HDB flat now? If so, you can pay off the loan with the sale of the flat. How old are you now or what's the number of years of loan you are allowed to the legal retirement age which is 62 now (if I'm not wrong). Banks will be looking at how much you owe for credit cards, what's your actual annual income with allowance and bonuses etc. And what's your combined cpf and cash on hand.

If you have enough cash or cpf to clear the 20% (5% must be cash though) of the selling price and you can secure a loan for the 80%, you are good to go.

To be comfortable, make sure your combined cpf is enough to pay off the monthly installments of the loan. Excess will be great, so that you can pay off lump sum once in 1 or 2 years. Cash is for your immediate needs in daily lives. Of course, you can also pay off with cash after accumulated a lump sum to reduce the interests that you will pay in the end

I think the utility building will look something like the one in the middle of Woodlands Avenue 12. To meet the needs of the industrial around. If high floor, maybe still unblock. I believe the whole idea is limited visibility to the airfield.

Anyway, the roads are wide and it's better than facing a direct block.

Haha, I didn't choose these blocks in the end as well. I went for vista layout with 3 toilets

Woodlands avenue 12 are considered B1 industrial area as well? I went to take a look on google earth hahaha. Looks really just like normal offices (abit classy somemore).

I am more relieved with getting a south facing unit if thats the case. However, might still end up getting a more pricer unit if my finances permit. hehehe. :s12:

Ya, those taller buildings are the "light industrial area" like the ones beside PL along Gambas Avenue. You can check Masterplan to see different planned parcels of land. The utility building is actually the 6-7 storey high building. Maybe from the street view from Google map, you can see it.

North and south facing units in PL are many, depending on the layout you want. Viva is more affordable and some Vista layouts in mid range. I think there's quite a variety to choose from.

Thanks for your advice, I done my calculations, after using combine cpf to pay, I will need to loan 475-478k for 800k property. We can service the loan for 25 years using our cpf without top up any cash so I try not to use any cash.but it's just nice.
Last time I use to have a hdb, but it's been dispose off many years ago, hence this will be my last chance to get a subsidies housing from the govt =(.

If that is the case, I think Financially you will be ok to get a EC unit. However, do take note that most of the ECs are overpriced le. I will advise to get an EC that differentiates from other EC like EC near to the MRT or get an EC without the requirement to pay the resale levy...good luck ;)

That's why... It's a waiting game now, supply is more than demand, also now economy so bad, buyer definitely are holding on.
And Parc life I see there's a potential, it's 5-8 mins walk to sun Plaza, with schools near by, and whereas theres not too many hdb or development near by, so it's not as crowded as yishjn or puggol
Further more I stay in woodland now, very easy to visit my parents via Ave 12.

Verendah is the west sun facing right? U think Low level will have sun shining thru the balcony?
Also the Nordcom factory build in front of PL might be more ATAS then us? Heard their TOP level got roof TOP Swimming pool. I hope the factory building housing those shops are really good ones :pray: and its of beneficial to the residents

Not all Verandah units are west facing. They are east facing units nearest to SkyPark.

Think there'll be sun shining through the balcony. But it won't always be as hot throughout the year.

Haha, PL has swimming pool and gym as well. Anyway, I won't compare the EC to factory

I am one definite happy buyer of west sun facing Verandah unit. The whole place looks very airy, bright and full of life. You wouldn't get what i meant not only if you go down to the park in person around evening sun and see the development from the park.

The developers may have overestimated the number of buyers who prefer that view. I still think many are put off by the heat from the sun. Otherwise, the open kitchen concept is executed very well on the basis of the showflat.

I personally felt one of PL selling point is the unblocked panaromic view but not the double park to me.

The killer is also this unblock which is direct west sun turns me off so i switch to other development in Sembawang ie. Visionaire & Brownstone.

Those stay wit west sun knows how bad it is. Wven til late nite can feel the trap heat from wall into room..

To be fair, it's really up to individual. Like what I told my fengshui master, I like my current room facing. Always have morning sun to wake me up but I wonder why my daughter seems to be bothered by it every morning. His reply is it works differently for everyone.

I notice PL could have designed and built like SkyPark with no comer units. This would mean less unblocked units.

Drove past PL around 9-10 am and saw stack 25 under shade at this time of the year. The 3 other verenda east facing stacks have morning sun shining in

we are very keen to purchase Parc Life. May i know anyone of you will be registering your child to Canberra Primary school? Since ParcLife EC is not available on onemap yet, how to confirm is the distance is less than 1km? Anyone using this new property to register for P1? thanks,

I just tried using streetdirectory.com to gauge the linear (direct) distance and it's about 900+ metres btw the school & Parc Life. To be safe, maybe you can try to double confirm with MOE 1st before making ur purchase.

Thanks derong, just spoke to MOE, they can only confirm the distance is within 2km. they have forward my request to OneMap and will have them to update their map accordingly...
