1-24Nov caveat:
Penrose > 4 units sold
SUO > 7 units sold in resale market.
5 of it are 1 bedders, $645-700k.
2 units are 3 bedders

That being said tho Penrose 1bedder is slightly bigger. The quantum starts from $788k.

This year SUO 1bedders transacting $645-755k.
Wonder how will Penrose 1 bedder fair in resale market? Hmmm.
PPR transacted $925k.

SUO > 7 units sold in resale market.

The resale prices at SUO seems to hold up pretty well; noticed one Penrose three bedder transacted at $1398psf for Nov, wonder what unit is that, pretty cheap.

SUO transacted 40 units up till date this year.
Last year SUO transacted 24 units in the resale market.

Out of 40 transacted in 2020:
> 35 of which are 1/2bedders.
> Remaining 5 are 3 bedders.

The demand for smaller units is more popular in the locality as compared to bigger units.

More than half of penrose units are 3/4 bedders....

Hehe, as shared bro, the demand and prices of the resale at SUO doesn’t seem to be depressed by the launch of Penrose, average resale prices at SUO is still about 15xxpsf thereabouts. Interesting to monitor.

Quantum for SUO 1 bedder still lower as compared to Penrose hence the volume for it. The 2 bedder similar to penrose.

A total of 22 One bedder transacted range from $630-755k. With rental transacted $1900-2500.

Yeah the quantum definitely played a part, more so, moving forward, w the size restriction, we are unlikely to see very small one bedder units. Developer would be building bigger one or two bedder but smaller four or five bedder, to keep quantum affordable.

It is more like smaller one two bedder and bigger 3-5 bedder. Smaller ones are reaching the acceptable quantum. Larger ones would require some enticing like more space

If the bigger units increase in size, the quantum would likewise be higher given that the average psf of new condos are now 15xxpsf. This would affect affordability, the sweee spot is still under 2m, until a time where the masses can accept 3m condos, doubt this there would be bigger sizes for larger units in mass market condo. Luxury condo, yes.

Feels like it's more 1.5m and below for masses, which go like hot cakes these days.

Absd has slowed or stopped the wealthier investors from entering the market

Yeap not 100% true now, depends on demand and supply, if 3 bedroom or 4 bedroom ver limited supply facing premium direction in a development, psf can be higher then 2 bedroom

Any chance for antares to appreciate to $2000 psf in the next 8-10 years? Demographic of the Surrounding hdb residents dont seem to be able to afford that kind of pricing.

On the other hand if this project picks up popularity in the next 3 years, it should be a good point for first mover. First mover is always 50-50 for this project in my view.

Im keen on mattar road as i have stayed there before but 17xx is a little pricy.

What’s your view?

Antares is the only new condo in the immediate vicinity of that area, even hdb also old. It is very near paya lebar, price of housing in that area will move, just that price at 1700 -1900 is too high. If 1500 is worth buying, pricing is the reason why that development dont move and only sold 20%.

Properties that don't launch well usually means the price appreciation going forward will be affected.
