200 lose $6m in British land deals

Boys and Girls I let me ask. What is the difference between the Land Offered by Land Wealth Centre and the Land Offered by Profitable Group?
Profitable Plots was shut down in the UK in 2008
Profitable Group are offering Greenbelt Land in London, Colchester and Nafferton
Profitable Group were offering AAA investment programs which offered a payout of 25% per year.
Profitable Group have stopped paying investors.

Land Wealth Centre
http://www.singaporelawwatch.sg/rem...ml?utm_source=rss subscription&utm_medium=rss
NEARLY 200 investors here who thought they had bought a piece of England have as good as lost an estimated $6 million in total.

They had at various times since 2006 purchased plots of land in rural places like Swindon and Gatwick for $15,000 each through Singapore company Land International (Far East), and had been promised 'high returns with regular payouts for three years'. But the company's parent, Land International, was shut down by the British government in 2008, following an insolvency probe. Despite this, land plots continued to be sold to investors here through Land International (Far East), British news reports said. Not only were the plots sold, their buyers were told the company would seek planning permission to develop these tracts of land for them. Investigations have revealed the land plots have been zoned as 'greenbelt' or protected land, on which no development is allowed.
"He also claimed to have been unaware that the Singapore arm had introduced a programme promising regular payouts - until it was launched.
The programme, dubbed the 'Grand Max' scheme, promised payouts of between 6 and 8 per cent a year."

Hi All,

Any forumers have gotten payment from PG?

My investment of 10k USD on Boron also matured last Oct'09.

My CSO, Francis, have left the company. Chandra is an arrogant manager and both Steven and Simon have given me so many dates for payment but non have materialised before.

Worse still, they've called and ask that I continue the "investment" from Boron to PP.

Bait and switch ?

Hi All,
Worse still, they've called and ask that I continue the "investment" from Boron to PP.

Maybe that was the intention all along? Show you some paper profit on your statement and then tell you to move what you've earned as a down payment on a land banking plot where they claim you can make the "real" money . They only paid a few hundred dollars for each land banking plot so its all profit to them. Once you are in the land banking plots you have no legitimate way to ask for your money back.

Unfortunately for them it would seem that investors are not as stupid as they want them to be.

The number on your statement is meaningless if it cant be turned into cold hard cash. That is what liquidity really means. It would appear there is pretty much zero liquidity in Profitable Group investments right now.

Of course I wouldn't transfer them to Plots. But what good is my Boron if it can't be returned to me as cash?

Has anyone received payment before?
How true are their words of "investment", backlogs, etc? Are they even really doing business in a lawful way of generating income for themselves and us?
As I have only experience with Boron, how true are the testimonials of Volvo, and the military?
How many have been scammed? And how much? We should stop more people from getting scammed anymore!
Is the scale of their scam too small for Singapore Authorities to take notice?

To everyone here.

I have been an investor since 2005. I dare to tell you all....KISS YOUR MONEY GOODBYE.

1. The real Directors are all hiding behind Puppet Directors. They will avoid meeting you at all cost.

2. Whenever there are delays, misrepresentations, they will blame ex-directors, ex-managers, ex-staffs.....and they will NEVER take ownership of their mis-management.

3. Lawyers who read through all the Boron, AAA, Plot documents....describe the OPTION AGREEMENT as "slippery". You cannot nail them. Court of Arbitration is an expensive process.

4. The one "Heroic" victory is empty and hollow. The Court ruled in the Client's favour because PG failed to response to the Letter of Demands and also the hearing. Hence the judgement was in his favour. However, PG will be more vigilant now.

5. I have communicated with the Police.....NIL return. They can't seem to do anything.

My Borons was converted from the AAA plots which they now say it cannot be surrendered. Now, Boron also can be surrendered, but you will not be paid. Unless you convert to Plots. (Who are you kidding??)

If someone can screw you once, they WILL screw you again.

So, if they pay eventually. Well and good. But I will NEVER put one cent of my hard earned money with Profitable Group or it's associated companies.

Look forward, move forward.

Just let them self destruct.

Celebrating 1 Year Anniversary Soon!

Hi guys,

just to let everyone know that I'll be celebrating my one year anniversary of "No Boron Payout" from PG.

Really given up on these people, they have no integrity at all.

After I read some new comments here, still find that these people never change, and are still so arrogant even though they owe so many investors' money.

Met one of their manager Simon D, a few weeks ago outside, he told me that their Philippines site in Bonifacio is sold and they are paying investors their payouts. After he said these, he try to find way to excuse himself.

I don't think he dare to write what he said on paper. I do not understand why him or any staff of PG don't want to tell the truth. Feel very sad for them. Living their lives telling lies on order to safeguard their rice bowls.

Fooled me once, I might still believe them. Fooled me twice, I begin to doubt their credibility. Fooled me for a year, I will tell all my friends never ever trust these people.

I conclude Asians are still being scammed.

What good is my Boron if it can't be returned to me as cash?
Its no good. If anything should be made clear by this blog it is that you wont get your money back unless you sue.

Has anyone received payment before?

People have had profit numbers added to their statements or had their "profit" moved to another product. The only customers who hae been paid real money it would appear are those who have complained loudly and with lawyers.

How true are their words of "investment", backlogs, etc? Are they even really doing business in a lawful way of generating income for themselves and us?
As I have only experience with Boron, how true are the testimonials of Volvo, and the military?

There are no Boron contracts at all apparently. The customers you talk about may have bought Boron but they did not buy it from the Profitable Group. Since they have paid themselves already you should assume there is a small pool left for you to get paid from.

How many have been scammed? And how much? We should stop more people from getting scammed anymore!

Read this from the Borneo Post May 2010 here.

John Saunders - Profitable Group
“We returned over US$80 million to over 3,000 Asian clients over the past 18 months. Right now, we are primarily involved in our London-based project called the Concorde Village. Basically what we do is we buy the land, then obtain the planning for the land. In a period of over three to five years, we resell the land and return the dividends back to clients.

“More specifically, after obtaining the planning approvals for the land, it’s further sub-divided into plots which we resell to buyers. There ought to be 433 per cent returns to investors for the last two-and-a-half years. We’re looking at a dividend payout for this one (Concorde Village) within the next eighteen months.”

In March 2010 the Profitable Group PR company made statements to the Uk press that Concorde Village has no chance of development in less than 10 years and that no investors in the Lower Feltham land (Concorde Village) have exercised their right to sell.

The only people I can see getting 433% on their Profitable Group investment is Profitable Group directors and owners. UK Land plot, AAA and Boron Customers have certainly not received that. Returning US$80M (UKP 50M) is around the total sales value of concorde village. So where did the money come from and which 3000 Asian investors got it?

None of their four UK plot sites can get planning permission. They have no contracts for Boron and everyone here is being told their Philippines land will not be sold until July. They pay high commissions to sales people and have to pay for all that advertising on TV and the screen on Orchard Building in Orchard Road.

Conclusion: Asian customers are both being lied to and scammed .

Hi Commander Keen.

You mentioned that those taking legal action will get their money back. Not as easy as it seems. If you were to go through their contracts, or Option Agreement, you will begin to realise.........the wordings are mainly in favour of Profitable Group.

Any Borons buyer here??

You will see: "...agreement is between the YOU and Profitable Group Dubai, PO Box blah blah blah...."

"...any dispute shall be brought to the Court of Arbitration, Singapore..."

That Two clauses alone placed the nails on your "Coffin".

Look here. They set out to get you, and that's all that is. I owned quite substantial amount of borons......more than my annual income.
However, I can't afford to hire any lawyer to fight a case that is "Slippery".

The only saving grace is, the Authority will step in to intervene for reasons that the methods of getting the investment money, and the impression the brochures and the sales pitch creates a false impression which misleads investors. Fat chance, I think.

Com. Keen is right to point out that there are NO end users for the Boron as far as Profitable Group is concerned. I am just wondering what it will take for the Police to see that it is a Ponzi Scheme????

1. Can they prove that there were any contracts to purchase Boron from PG?

2. Do they have any Shipping documents for the products?

3. Can they prove that the Dubai entity exists for the pupose of transacting Boron products?

4. They claimed that the recent "Dubal Crisis" affected their collection...do they have any prove or Letters of Demand for payment dues??

5. Can they name any of their Corporate end users??

6. They put many world renowned Companies on their brochures. But do not exactly names who their REAL clients are.

I think you can kinda add up the equation. They take our $$$$$. Pay for their Operations, and buy time until their Philippine "Windfall" come true.

I believe in Karma. They will burn in hell. Their Mothers in UK will be ashamed of them. Anyway, what do they care??? They have no conscience anyway.

Boron - none sold

Hi Commander Keen.
You mentioned that those taking legal action will get their money back. Not as easy as it seems. If you were to go through their contracts, or Option Agreement, you will begin to realise.........the wordings are mainly in favour of Profitable Group.

Sorry. I guess what I should have said is that if you dont take action you wont get your money back. Do nothing get nothing. It would seem that the only people who have been paid have taken legal action or made a fuss. Vocallocal was offered almost a full refund which was better than nothing perhaps. Vocalocal where are you?

The only saving grace is, the Authority will step in to intervene for reasons that the methods of getting the investment money, and the impression the brochures and the sales pitch creates a false impression which misleads investors. Fat chance, I think.

Again - if you take no action and make no fuss it is pretty much guaranteed the authorities won't do anything. In grey areas you have to be the one who shouts loudest. If everyone knows they are cheating but nobody complains why would the authorities do anything?

1. Can they prove that there were any contracts to purchase Boron from PG?
NO.

2. Do they have any Shipping documents for the products?
NO apart from a few samples that could probably be shipped by post.

3. Can they prove that the Dubai entity exists for the pupose of transacting Boron products?
I think the Dubai entity exists to say to the Singapore authorities if you investigate us we will just move all our profitas to Dubai

4. They claimed that the recent "Dubal Crisis" affected their collection...do they have any prove or Letters of Demand for payment dues??
If you have no customers why would it matter if they dont pay you?
5. Can they name any of their Corporate end users??
Nope they have none for Boron

6. They put many world renowned Companies on their brochures. But do not exactly names who their REAL clients are.
They dont have any for Boron

I think you can kinda add up the equation. They take our $$$$$. Pay for their Operations, and buy time until their Philippine "Windfall" come true.

I wonder why you think the Philippines windsfall opportunity is any more real that Boron sales or Concorde Village ?

I believe in Karma. They will burn in hell. Their Mothers in UK will be ashamed of them. Anyway, what do they care??? They have no conscience anyway.

I believe in getting what you can now. Their business relies on the fact that most customers are sheep who will roll over.

Wow! Comm Keen.

From the depth of knowledge you have about Profitable Group, I can't help but think you used to work for the Company.

Well, if you know something else that we don't, do help to shed more lights.

As for me, I see that if you get your $$$$ back, is a godsend. But NEVER ever put another cent with these people. They are in the business of screwing people.

As for rolling over on command....I feel it is too harsh a phrase to describe the investors(victims) in general. Speaking for myself, I am not well off. I can't afford to engage a lawyer to fight my case. As mentioned, I showed all the contracts to a lawyer. Difficult to nail Profitable Group - is the conclusion.

Localvocal's case is isolated. He/she won the case on the fact that the Company did not respond to Letters of Demand, and also failed to turn up at a scheduled hearing. Hence the judgement in the plaintiff's favour.

Now. The Co and their lawyers will deal with letters of demand differently.
If they insist that you go through Court of Arbitration, as per contract, it's costly and the decisions CANNOT be made public.

A Company that advocates transparency, and fantastic returns upfront. But protect and hide themselves behind cleverly worded agreements. That's my impression of Profitable Group.

If Commander Keen have invested some Money.....please enlighten us on how you managed to get your money back. However if you have not put in a single cent, and simply criticise the investors' inaction, then it's not very fair and objective. Your knowledge of the products and company do point to the possibility that you are working, or have worked in Profitable Group before.

Nonetheless, thank you.

It was certainly not my intention to insult investors. I was an investor in Profitable Plots in the UK. If you look at what happened in the UK in 2006/7 it was this.

A lot of people complained about Profitable Plots UK investments and what were understood as the promises made for greenbelt land. (Profitable of course said they never made any promises).
The UK authorities eventually took some action and planned to close them down. You can read about this here in the UK press. To avoid being closed down Profitable Plots UK proposed to the UK regulators that it was in the best interests of investors to pay anyone back who wanted their money back. I got my money back. You can see the story here. People were offered the option to move from Nafferton or Colchester to Concorde Village which was their new land plot scheme, OR get their money back. Most people took the money but some moved to Concorde Village - you cant blame the regulator for people being conned twice. Profitable Plots UK then liquidated you can see here. A company called Profitable Plots in Singapore continued to sell Colchester, Nafferton and Concorde Village to Asian investors. They also evolved in Profitable Group offering AAA and Boron investments. I could not believe they were offering the same land in Singapore that they had to refund in the UK so I try to bring attention to this.

I feel a lot of sympathy for your situation and I am certainly not gloating. I simply advise this.

Do you really believe that this company will come to you one day and say "sorry here is your money"?

The only thing in your favoour is they will pay out the bare minimum to survive. If you take some action there is a chance that they will pay you to avoid further bad press or Government investigation.

Action does work:-
Profitable Group/ Profitable Plots are on the MAS investor Alert list. They only got there because some people complained. Keep complaining and maybe some other action will be taken.

Good luck

Police summoned to settle dispute between disgruntled investors & Profitable Group!
®Copyright MediaCorp

And last year's Promoters of Liverpool FC's trip to Thailand and Singapore, were reportedly involved in a public dispute yesterday.

Profitable Group (PG) with Liverpool legend Steve McMahon as their Commercial Director, is a global investment firm with various portfolios including properties and technology.

But yesterday, a group of 12 individuals confronted Profitable Group staff at their head office in Stanley Street regarding their investments.
And they claimed not to have received any profit returns on their investments dating back to 2006.

The police were later called in, when the individuals created a commotion by shouting from outside and within the Profitable Group's office.

Last year, Profitable Group were criticised by several fans, the FAS and the media for the manner in which the Liverpool stopover in Singapore was organised.

PG also made the news last year after their failed attempt to take over Newcastle United.

Shouting, then shoving
Drama as investors turn up at Profitable Group office
A group of 11 men and one woman turned up at Profitable Group's Stanley Street office in Shenton way demanding answers regarding their investments.

They spoke to Mr John Nordmann, group operations director of Profitable Group, a global investment firm, which, according to its website, has interests ranging from lubricants to property.

They claimed that the firm had not made good on its promises to them.

But the conversation outside the office soon spiralled out of control into a shouting match. There was even some pushing.

Yesterdays confrontation had its beginnings with the group's investments with Profitable Group between 2006 and 2009.

They said the terms of their investments, which they claimed promised them a certain return after six months, had not been honoured.

The 12 people claimed that their individual investments in land and lubricants with Profitable Group totalled about $700,000.
