Bro you are making some pretty ludicrous comments. You asking TS or his predecessors to buy up shophouses and malls in a time when these were wholly inaccessible to retail investors? That's not an option unless you be in the top 0.1%

Anyway, REITs have their purposes. They allow the common people who could never otherwise afford property directly to partake in the market. Indeed there was a time when they were doing really well. Markets have ups, they have downs.

Sometimes you just want someplace reasonably safe to park assets.
cheerleaders need to proclaim govt policies as good.... anyway its pretty much clear the horse is out of the barn and all miw can do is to put some cardboard horse there and ensure the public everything is fine.......

You cannot claim the market is out of control and otherwise rant gov is the largest landlord in the same breath.

Predict is predict oni mah. For commercial 1s. Just look at d space n vacancy.

Now alot of companies will leave a small office in sg as sea headquarters with a small grp of employees nia.

There is a quantum to meet. It is not as easy said that I will want to buy a shophouse and I can afford it.

Only the rich can do that. And that is the exact problem we are talking about.

Separately, HDB still has a reserve price for their coffee shop. There are units not tenanted out because reserve price is not met. Is this fair based on demand and supply?

It's all about money bro. Not about demand and supply. Remember the Jurong lake district was not awarded to a sole single bidder because URA deems that the price casted was underbid.

Firstly understand that the rent control act was targetting your colonial renter e.g. aka sbc 红头巾, a room in a shop house, pre 1950 building. By the time it was repealed, probably only less than 3% (and im being generous with the percent) of the existing residential tenancies.

These things don't happen in isolation. Impacted people were already being provided relocation and related benefits even before.

Rents were otherwise on a free market basis. So stop attributing whatever ill to this repeal, it's bonkers. Not even the most hardcore opposition candidate does this.
You will be surprised how hardcore some edmwers are.
