Actually u can say this for the D15 condos too

Imagine u enter at the avg psf for TC (27xx psf) and TG (24xx psf) - which means u need to exit at 30xx and 27xx respectively to make a decent profit?

Plus alot of these units are <1000 psf... quite small.. the returns are not great
yes of course.

In fact, I feel think RR is quite a bit better than d15 condos

for nature reserve views, you’ll need to be in the north facing section and high enough to avoid the upcoming GLS across the road. That may TOP at the same time or even earlier as their ABSD starts earlier
How to check the ABSD deadline actually

Unlike woodleigh there are separate entrances but from the model they are about three to four car lengths apart.. hardly ideal
Cars exiting the commercial entrance may need to compete with cars trying to enter the residential entrance 🤔

I wonder how they spread the word on this unit.. good price point, even at 12% discount only

Was looking at recent caveats these 2 weeks all show $26-28xx on average. Early vvip buyers at $22-23xx got a very good deal. Not sure how they going exit above $3k psf next time

Are these the same types of units?
The 22-23xx ones are probably the 3-4 bedroom units

but yeah VVIP for the win

Yeah most of the 22-23xx have $3mil quantum. The high psf one are mainly 2-3 bedders.

Usually for any era the projects with lowest entry usually profit the most, in 2018-2019 was TAT, Florence, Ki, Gem residences, Whistler for OCR and Jadescape, Parc esta, Daintree, Stirling, tre ver for RCR.

Going for lowest entry is always safest in market cycle of any particular year

The larger units may have lower psf, but the quantum is much larger..
3 mil or more can give you many choices including that cluster housing.
Different kind of place, but 3 mil gives you significantly more options..

Ultimately FEO did a very smart play.. they got the place at lower amount, they passed on some savings, but still earned a lot and the buyers have a chance to gain something .. win win

All the 441 1 bedders sold at 24xx to 27xx.

The 2 bedders sold at 27xx-28xx.

3 bedders 25xx-26xx psf.

Only 1 x 4 bedder at 22xx nia. The rest is 23xx. But 4 bedders smelly smelly 3.5m liao. Can buy FH landed.

The "cheap" launch day sale is like some concerted effort to drum up the hype? I don't really see anything "cheap" TBH.

I think the transacted prices should be a bit lower after the discount
That last 10-100 unit was offered at 1.5xx mil for example

Caveat always reflect nett price after developer discount

Those sold during vvip before offical launch day to public is 22-24xx, but only limited for that day and first day of launch. These last 2 weeks the caveat prices were very high, all min $2.5k psf, i also sense the average is much higher than the $2450 psf reported. There should be some 5 bedders with asking psf and quantum that will set record
