The price was this all along. Don’t anyhow mislead people saying it’s starbuy.

Machiam like valuestore is forever on closing down sale.
It doesn't sound like you're an owner or a keen buyer...
15% was the discount at the start, but I am guessing they will give some discounts to help units move.
Those who buy this are keen on the attractions and will price them in.
Anyway, that's what the agent sent me. I'm not an agent.

Dont think RR need to give discount unless quantum is super huge, their marketing banner said 85% sold, remaining units sure $3mil and above. By the time bukit sembawang launch their plot next year at another high, RR naturally will move.

For three million I’ll take a good look at the cluster housing option which was on sale

Well this is FEO we are talking about. They have super super deep pockets that can play the waiting game with you lor. They not afraid to even payout the ABSD after 5 years which they have done so for their yet to be launched project in D15. The stacks which they are now offering are the more undersirable large knuckle units which are West Sun facing or PIE facing.

Not forgetting some balance units are facing the bus interchange exit.

All good units were snapped up on launch weekend.

2nd point one is new, another is resale. There are reasons why people buy new iPhone 15 or new BMW instead of a cheaper 2nd hand resale. If one can afford to drive a new car, who will want to drive 2nd hand for lower depreciation

After staying in both new and resale, I will say new condo are priced at 30-40% for a reason, and buyers willingly pay for that

I don't think reserve is a Hyundai/Huawei and Bugis is Ferrari, relatively.

Would rather go reserve brand new integrated than resale with shorter lease Bugis too.

If you compare DUO with a new EC somewhere far out in Pioneer or Tuas then yes. But Reserve is by Woha and that area has very strong appeal for those who want a family oriented project due to MGS and PH. If Duo is new and selling at same psf of course it wins hands down.

if you give me a resale Ferrari vs a new Porsche, i will go for latter.

I always find such simplistic comparisons on ccr is Ferrari and ocr is hyundai (I.e. location bashing) meaningless

If you want to compare, please provide full details of the comparison rather than just ccr and ocr alone.

Orchard plaza is super core ccr. But do you want to stay there?

As far as I'm aware, almost all available units are above 3m quantum.
So small units are not available

Buyers can pay $1.6K PSF to buy FH Mount Sophia behind PS, but some still opt to buy Lanai or Hume 1 or 2 in Hillview, or even $2k psf for lakeside or Botany. Last i checked the annualized returns for Duo is in low single digit, not that fantastic a return too
