Reserve Residences is bounded by 3 highways and 1 busy road.​

not ideal air quality , noisy environment, with due respect.
Exactly. I frequent the area and used to travel the PIE route. Damn noisy especially during the peak hours.
You don't need an alarm in the morning, the roads and expressway noise could act as the alarm. LOL

how about ERP? Will we definitely encounter ERP if one Is to drive from RR to CBD?

So far not on yet if you go down via Dunearn. In future no one knows.

This is more of a trophy project for bragging rights, like One Holland Village. It all comes down on how they priced it.

Can already see Smart money trickling to nearby launches already, was following a friend around and see uptick in activities

If there is a gantry there..matter of time only..

Not sure which project I should buy for own stay..BBTP, or RR. Or there is something better

Depends how you define better, some want face, others go for value. Best to buy in an area of transformation where the new launch is near or selling at <10% premium vs nearby resale.

Aiming for Long term stay...so I need to go for projects that won't lose money and yet I won't kill myself for staying there due to pollution

No one know if this is start of new cycle or end of current cycle, only know Singaporeans like new launch or most have the hold-3-year and flip mentality. If buy for own stay and prefer new plus value, of course it may be wiser to go for recently TOP projects.

Like instead of Blossom, i will go One North Eden, Instead of Botany, i will go Dairy farm etc. I think with exception of D15 Dunman and Tembusu, other new launches may not have it easy to gain 300 psf profit 3 years later.

In fact i am thinking Hau on Handy, Riverie, Pullman likely to take some losses, let see in 6 months.

All One North Eden and NP units are still within SSD period. majority of units at DFR too.

Very limited units available for sub sales and there are not many serious sellers. Especially for own stay where one is more picky on facing, unit level & unblocked views etc. And it is not easy to get a unit at market price. And no guarantees bank will match valuation if there are limited subsales.

Plus navigating through a long list of fake listings or finding out that it’s a penthouse unit after you finally thought you found a reasonably priced psf. You can check out Park Colonial non-Penthouse listings, and notice almost all units are way above recent transacted.

A lot easier to buy new launch 😊

I saw the transactions for Park colonial and Parc esta dipped abit last month, there were a few transacted at $17xx.

Though last 2 years is seller's market, those who went in still in a much better position than those today because prices have recalibrated with new floor.

If I am buying, I will target those new launches nearing SSD e.g recently at least 10 units in lillium and Gazania transacted at $18xx, or wait for Lentor. High chance out of the 6-7 plots, there will be some where developer can't sell out and need to start discounting

Why you prefer one North Eden over blossom and dairy farm over botany?

To me, they are more or less the same price, only the one bought earlier was when the market is correcting and now nearer completion.

But in 5 years time, should be trading at same price range so I feel no much difference, not sure why you got the preferences?

Coz I believe there is possibility of getting a new product at lower price vs the new launches today, like dairy farm residences at $1.8k or ONE at $2.2k. Just like there are sellers for Parc colonial and Parc esta at $17xx. In every development there are bound to be some with weak hands, or targeting a smaller profit.

Overtime all projects in same area will converge to normalcy or average, there is no guarantee Botany can sell $2.5k psf in 3 years. Owners can ask, but whether there be buyer is another issue.

Newest project tend to have a premium vs nearby peers, but it may be above or below their original purchase price

Reserve refer to nature reserve.
But reserve also mean second grade. back up.

Why not take one of few thousand beautiful plants, birds. Insect names of the BT nature reserve?

Sometimes it's all about legal matters and other red tape, so let's see..
The upper limit is what Holland Residences cost as a comparison.
D21 should not cost more than D10..

Delay because need to revise pricing LOL. The recent Daintree subsale transactions made Far East feel greedy
Think got another new one in Daintree caveated today 203x. I believe it's the LINQ which cause Far east to be greedy, not others.

Imagine LINQ small boutique, non integrated, nameless developer and architect, poor layout etc also can 2.7k. Anything below for Reserve buyers sure enticed mah

Anything around 2.4k same as Tembusu, I think agents will take first in vvip preview..already heard a few saying so
