Think got another new one in Daintree caveated today 203x. I believe it's the LINQ which cause Far east to be greedy, not others.

Imagine LINQ small boutique, non integrated, nameless developer and architect, poor layout etc also can 2.7k. Anything below for Reserve buyers sure enticed mah

Anything around 2.4k same as Tembusu, I think agents will take first in vvip preview..already heard a few saying so
24xx likely v gd pricing for reserve....

Yeah, if Blossom, Reserve, the 3 D15 and Terrahill all around same 2.5k, then buyers generally will gravitate towards value, and that is determined by comparing launch price vs nearby resale transactions.

D15 has been a strong performance district historically and Liv and Amber park already transacting above 2.5k psf, so its not bad too, however one has to contend with the supply situation 4y later.

RR so far only has 1 LINQ subsale to benchmark against, but no supply glut situation since its the only new launch now, plus not much integrated projects around in SG, think any of these will be good choice

Just dont get botany or some funny projects which is near to ABSD in case it does another Lillium and gazania with fire sales.

Agree! We need price discovery and the upcoming continuum will reveal more insights on the market..especially on its pricing.. is a 15 percent FH premium still palatable in this climate (15 percent from TG makes it 28xx).

The supply issue in D15 is a risk, and the Jul bidding result on the south of TG will be critical. What i feel is Singhaiyi and CDL will definitely put in defensive bid and the land result will also guide GD launch pricing.

I do feel Lentor is another potential for gd entry price.

Lentor and D15 have combined 3-4k units flipping for profit 3y later on TOP, not sure if high supply situation will compress profits.

For D15 likely it will be ok since there are already subsale around that mark, Lentor is not proven with track records so can't say for sure. If lentor garden can enter around 1.8k, why not

Like though L&G is not good, but if can enter at 1.7k for new FH now, why not?

Would be funny if it’s FEO people buying linq at such prices to push up the launch price, but very unlikely and illegal I think.

Lenor is very crowded.. many supply

To be fair, only 1 transaction. Maybe need to expand the radius wider and look at mayfair modern, forett etc. Their artist impression looks very good though, agents were forwarding last night. Can see they targeting upmarket

Not so upmarket as their Holland Project
Dietrich ovens, but the floor will be porcelain.. marble was used in Holland.
I hope the lesser fittings translates to more VFM pricing

999 years Vs 99 years. Doesn't make sense to pay above 2.5k for a 99y. Usually should have a 20% premium?

Better than blossom, no fridge and oven..and only 40% carpark. Mayfair also porcelain and Electrolux, end up their price also exceed $2k. Compared to few years ago new launches nowdays don't give premium white goods.

Terra gives Samsung, only Tembusu Liebier more lux.

Cannot compare like that because both products are different, LINQ's freehold is the only selling point. Usually boutique with smaller land plot has lower psf due to lack of landscaping or facilities. So the freehold effect kinda get cancelled out by its boutique size. Then developer brand and architect also play a part, and layout.

Personally I don't really like LINQ, but I think early buyers will do very well

I like the fact that the fridges won't be built in ala Mayfair... easier to replace..

It would have been interesting to have RR and Linq go head to head, but I guess each timed their launch...

If both launch together and one is FH boutique while another is LH integrated development at same price, i will take latter. Coz Reserve has 700+ units and large land size, generally those with landscaping, facilities and volume effect tend to outperform FH boutique.

There are many examples in Holland Village, the take up rate and price range for 99y OHV is higher than those smaller FH nearby like Hyll on Holland, Van holland etc

large projects, more sales. valuation may be closer to asking resale price.
small projects.. u know lah.
