RC ard 930 psf - if you take location (non-matured estate) + if you buy you have to hold 8 years before you can sell (leasehold would be like 90 years left, from time tender bid won developers have to wait 18 months before marketing, + 3 years build time, by the time TOP, project would have 95 years lease left)

Tapestry ard 1.3k psf - matured estate + if you buy, you can flip anytime but absorb the SSD loss or wait 3 years (with 96 years lease left)

If the EC was at tamp / matured estate, most likely it would be at a more premium price, and if you divide by the leasehold years, you're just paying like 50-100psf more for private, why not? 50psf-100psf more for insurance and more flexibility

Those who applied and got it, congrats. That's all I have to say.

Just don't buy for the sake of buying / upgrade / follow like everyone else in the end struggle to finance and lead a painful time every month.

Now EC is just over price..many buyer already turn down by the crazy sky high price..the land so cheap yet the price so high ..developer really greedy..ec is for ppl who earn below 14k 1000 over psf..siao might as well go private for flexibility and better finishing..loan also can get 60% Tdsr not like EC only 30% end up come more cash..doesn't make any investment sense ..

ECs like these... don't hold too long..... later become like The Florida, Regentville, Evergreen Park... who'll buy? wait for enbloc? hold till when?

when will you "realise" your "profits" or your "paper gain"?

It's not hold too long... the leasehold starts the moment tender bid is won.. plus construction time.., plus mop.. in terms of paper value you have to hold the condo for minimum 8 years before you can even sell...

Price for EC now is like a mil might as well go for private can sell after 3 years no need wait for 10 years ..EC now is just over price

Pte will.be higher price if apple to apple conparison
