co-broke.. i tot means .. the seller agent will take a % out from the 2% to give to buyer agent?
Ya I sold my place. When a buyer with agent came to cobroke my agent say need to top up because else the buyer agent will take her buyer away.

She wanted 1.5% for herself and I was paying my own agent 1.5% already

I think ok la, both sides do their own biz already. don't know come and flame this company got what use, as if the people who opt for flat fee will be good with a higher comm.

Good strategy, play by volume. He sold at least 400 hdb. Flat fee ard 800k. He's on the right track, at least for hdb sales

My friend sold his $xm condo out of desperation to cover crypto losses and purposely looked for a chio agent he gets free f anytime he likes.

if you got evidence, you can report to CEA. Let ur agent go CEA to confirm the seller agent indeed ask for the topup.

In Singapore, a buyer's agent cannot request a commission from the seller. According to the Council for Estate Agencies (CEA), an agent is only allowed to collect commission from the party they represent in a property transaction. This means that if an agent represents the buyer, they can only collect a commission from the buyer, and similarly, if they represent the seller, they can only collect a commission from the seller.The Estate Agents Act specifically prohibits dual representation, which means an agent cannot represent and collect commission fees from both the buyer and the seller in the same transaction. Doing so would be considered an offence under the Act. However, the buyer's agent can assist the seller with paperwork if they have obtained the buyer's consent, but they must not collect any fees from the seller.Therefore, while the buyer's agent can negotiate with the seller's agent regarding co-broking arrangements and share commissions, they cannot directly request or receive a commission from the selle

wow.. sell condo can get free f anytime he likes? not just 1 time which in itself is already a CSB

nao a day went youtube see a lot of prop agents jump in to justify their 2% which i feel all total bs.
all e agents i came across nv provide any value add, all captain obvious and i m e one doing most of e sourcing work.

Of course I have evidence on addition commission ask, but of course they won’t state explicitly they will walk away, u just need read between the lines. But you can’t do anything because also, they ask if u don’t agree also they can’t force u, but end up u be stuck with the unit lo

I thought it is a no brainer to go for Homeseller for $1999.
why pay 1% commission when the cheaper alternative is readily available?

My agent did a good getting tenants and renting out my property for the past 10 years.
But now I'm selling this property instead of renting it out, I'm willing to pay my agent the much higher 1% commission for the good job he did.

I have engaged 1999 agent in selling my apartment previously. Other than handling viewings myself, the rest of the services rendered were as good as any other agents.

If your unit can sell on its own and you know how to talk to buyers, you can choose this option. You save a lot. My agent posted the unit on major websites and does turbo boost every few days. Received 5 group of viewings over two days and sold to the highest bidder. All done within 1 month , including video taking and editing etc

And yes, I sold my unit at record price in that quarter as well within the same estate.

I asked the agent, you don't earn much after deducting the advertisement fees, why choose this fixed fee structure. He said he gets to close deals every few days, which add up eventually. Better than no business right.

You already paid him at least half a month for every year renting out, why u still want pay him extra lol
