lol, not that I disagree, but if the disparity is so high, I would be willing to get a commission agent too. But often times, the difference is not that high to justify the difference in commission and flat fee la

haha ya, that’s why there are almost $2M hdb. Even with good attributes of unit, commissioned agent will do their magic, or agent just sold a high-value Pty for their client and looking to downgrade!

btw, if buyers ask questions and owners answered incorrectly, willfully or otherwise, owners may be sued for misrepresentation and deal cancelled. Non-experienced owners will almost always say heaven abt their hdb, concealing the defects when viewers asked! That may be why viewings, fixed-cost agent always siam away. Not worth their trouble for $2k comm. haven’ even talked about negotiation skills yet!

When is sg gov going to implement flat fee for all property agents?
Surely one does not need the govt. to impose rules for literally everything?

Various commission proposals exist.

Consumers can and do ownself decide/choose, no?

but basic mathematics and awareness of what incentive service providers to take risk for you will show what is best for owners.

for $2k, you want to get the highest for sellers while showing apt to many viewers, and risk getting sued for misrepresentation?

Actually Homeseller got leave some market shares for 2% agents. It is for those sellers who want to sell but currently their homes are rented out.

Homeseller agents will not appear during viewing, so owners/sellers need to be there. Very paiseh to keep asking tenants when is available to view. So this sai kang can give to 2% agents, I think this is fair to say where the 2% agents earn their commissions. Another scenario is the seller is stationed overseas

Actually .. for private properties' transactions, Homesellers only kept emphasizing on the fees payable to them .... conveniently omitting the commission payable to the buyers' agents.

Seller also need to pay leh ... such costs conveniently not mentioned?

Then will a commissioned agent accept if I were to offer 2 percent to sell at 2 million, but anything lower will be 1999? Since the agent can bring value, then show the value. Otherwise a fixed fee agent will suffice.

agree fully with you.
agents all have good ethics. there's no way agents will knowingly flout the law such as ignoring about the MOP period and list the house with header such as *BRAND NEW CONDITION*
and definitely... all those recent flouters of HDB rules cfm not those agents... must be 2k agents

oh and record breaking prices cfm is due to their pristine negotiation skills!!!!
they confirm didn't engage in spreading fake lies such as "anonymous bidder" therefore to push price up.
So they can get their 2% cut....

Each to their own.

For me, .. when my parents sold their unit, ... we established a base price / threshold, .. agreed comm. .. and the agent did the rest.

Everyone walked away happy.

It is all about demand and supply, now is more agent than the seller available so is the seller market to name their price and term.

how then $1.7M hdb happened? Via hdb portal Or $2k agents?

During the current property bull run in HDB, it is advantageous to engage a highly reputable property agent with strong marketing skills. Such an agent can potentially create a price increase of 5% to 20% compared to the previous transaction price.

really strong upwards trend that we are seeing right now..

$1888 is more suitable when property prices are transacting sideways...

Different market cycle, different strategy..
