Actually I think their current process is fine. Buying a house is not the same as buying vegetables at the market or booking movie tickets. They need to walk through the financial and legal implications before you make the decision to commit to the option fee. If we follow your process to let everyone book first, you would see less dropouts during the selection. More would then lose their option fee and be barred for a year, and those that could have selected better units because of drop outs don't get the option to do so.

If you were able to comprehend what I wrote, you would then understand that it merely increase the efficiency of the selection process. Whether you agree with it or not, that is your prerogative but I think it is pretty presumptuous of you to assume that I treat buying a flat like masak masak. No where did I suggests that financial and legal implications should be treated lightly since during the appt to pay the booking fee, buyers will go through the same financial process as of now where their financial status is assessed accordingly.

On top of that, HDB requires verification of identities as well as signatures as well. Thus, parties must be present, as like most of the cases where formal/legal documents require signatures.

And that is where I said "After that, they can proceed to book an appt date/time to make payment for the booking." which means, they will have to be present.

What I meant was simply that parties have to be present during the selection or get someone else to act on their behalf (which documents are required to serve as evidence), not so much on the payment issue but on the verification and signatures to bind them legally.

You are legally bound when everything is complete, which includes making the payment. Does not mean when you select the unit, it is already yours. You will still have to be verified and will still have to put down your signature etc.

No doubt you are legally bound during the completion, but the different stages require you to be legally bound as well, so that applicants can't withdraw and dispute to say that they didn't carry out a particular action themselves, e.g. selecting a unit.

It will be too late to verify after selection during payment. The current process of verifying identities, selecting units, submitting and signing of documents (HLE/AHG) and making payments all done within 1 day seems to be working well. Personally, having everything settled within 1 day is all good for me, rather than to choose the units (still have to go by batches due to queue numbers) and then still head down to make the payment as you mentioned. Since ultimately, parties have to be physically present, why not stick to the current procedure?

Not sure which appt date you are referring to, but after selection, it would be the 2nd appt date. I think HDB wants to receive payment earlier as well as to act like a 'deposit'. They want physical presence for both 1st and 2nd appt dates.

Moreover, online selection might cause greater inefficiency if technical glitches occur (server overloaded by public vs hdb staff accessing at their own portals).

Just my 2 cents. =:p:D

By the way, applied any project yourself in the recent BTO/SBF? :)

You have a point there. Maybe not my way but I was just thinking that there must be a way to speed things up so that those who are not successful for exercise A can participate in exercise B and not be in a limbo like some people out there.

I understand what you mean, especially those who still pin some hopes as their queue number slightly exceeds the no. of units available and want to try for a better chance in the next/upcoming btos.

I don't really see how you are in limbo, you can apply for as many exercises as you wish. You just have to consider whether you will in future retain your first timer if you are going to reject if there are units but can't select.

You didn't address my other issue with your proposal. You don't cater to drop outs which may arise because the couple didn't work out their sums. This might mean that one couple selected a high floor ideal unit which they can't afford. If they went down the hdb officer would have presented the financial plan and they might have selected a lower unit. Next issue is that people next in line who could have afforded the unit and would have had the opportunity to select the unit now can't select the unit since booked already. So what do you do? Leave these unselected units for next sobf? Call and offer them to those at the end of the queue? What about those who were earlier in the queue? Can let them reselect?

Share my experience from SOBF March.

You can apply before the selection date and if it expired, and if your total household income isn't reduced by the time of agreement of lease, they will extend your HLE for you. You need fill in some documents for the extension.

But, i don't think you need apply before the selection date. HLE is not required for the selection date. You may wait for three to four month after the selection date until collecting you keys.

Hi,

Anyone know if we need to apply for HLE before or after selection date?

thanks.

i did that and the validity is approx 3 mths from the approval of the docs submitted for HLE application. as my signing of lease agreement is approx next yr mar/apr, my HLE application is valid till 4th march. spoke to the hdb officer who mentioned that the calculator can be used as a rough estimation for now. also told her that my bf will be switching job next feb as she mentioned that the extension of HLE will be approved if there is no change in employment. but she said since it's gonna be an increment in salary, then lesser problems for extending. she also did mention that the signing of lease agreement for my sept bro tamp proj would be around march/apr next yr and told me to just drop an email to them to request for extension if the HLE really expires before the signing of lease agreement. shouldn't be much of an issue..

but diff proj diff signing of lease agreement... u need not rush ur application for HLE.. ;)

We applied Sk too. Package/selection date should be available to us soon, since selection will start at Jan.
Btw, photographs for RP flats are already available.

what is the estimate date/month they give you before this confirmed date?
I tot mature estate should be the first one in Q, but seem like bukit merah is having selection date in January, same as Sengkang tentative start date. Hope they not pushing Sengkang all the way to Feb or Mar :s22:

Tentative month also in Jan.. From my experience, everyday they call about 20 queue numbers. So looking at my q number, selection date for BM 5 room should be starting on 28 Jan only.
