Hope you get your unit!! Good luck!! I will like to consult you for Queenstown area hahah after you are done with selection XD

I only go put effort into my selected estate though. Hahahahaha.

But basically I just narrowed down to 6 floor and above. Then from there, I prioritise not having West Facing Sun, followed by not facing any school/place of worship/parks, followed by away from common trash downstairs (I was surprised how bad the smell was across the entire corridor even on the 6 floor at Macpherson. Maybe cause all just moving in and renovation, the common trash smell was extremely bad even on the 6th floor) as well as common trash disposal along corridor of each level, then followed by staying away from the lift (common trash and lift is because my dog randomly bark at the slightest sound, so I don't want to annoy my neighbours).

Once I rank them this way, the remainder that I've liken, I rank them by proximity to amenities (mainly MRT), followed by unobstructed views, least outside noise.

I ignore all the Open Kitchen, or Flooring Finishes or whatnot, since that will have to make do with whatever was already chosen.

Omg thanks so much for outlining the guidelines!! Wondering if facing outwards but to canal/park connector kind is better or inwards to carpark rooftop garden? Lol. And I assuming noise will include not to have units near lift? Does it mean stairs is better.

Your 2 options of facing I think preference. Unless its lower levels, then the facing carpark one might get the car lights, then I'll choose the park connector one.

Near lift one I will pick actually, I'm okay with that, just that I got dog that will keep barking it it hears the *Ding* from the lift. Hahahahaha.

Wah! Urs is really hot cake area. All appointment came.

And the top 4 of 5 most expensive units for the entire Geylang SBF were all taken. Wah shag sia. My maps and all throw back out on my bed already. Need to re-analyse. Hahahahahaha!

I know hw it feel man. So this time round i didnt do much research and will only confirm for my own sbf area this week before my appt on monday. Later end up those first few choices taken up my heart pain

Should follow your method for my own Sbf also. If not heart break 200 times before my turn hahaha

Quite a bit of heart pain seeing good units go today :( nothing will be left by the time I go to select.
