the new MRT/bus terminal, shopping mall and hawker center will be coming up in the next few yr opposite the current 7 & 1/2 mile hawker/market.

famous skool Pei Hwa is near. Beauty World MRT walking distant or got 3 buses to the station.

Development cost 400 + psf to 600

And buy landed take loan easier..and can do differently

n u see a very old porsche there. the ex owners rather spend on car than to reno the hse nicely...

that Old times semi is like that...serangoon , hougang..plenty this style
sometimes is not la..people pass away or nobody stay.

crisis can hit anyone, even if u buy the nicest mansion. but landed owners are usually like tat. buy and hold hold hold, pass to the next gen and so on. win or lose, only when u want to sell that time then u know.

give u eg. my own relatives in macpherson area. landed last time worth 1.5m all want sell say high in 2004. then now all regret not holding.

imho, he should buy over the adjacent house as well.

this is to build a 5 story 1,200 sq ft unit condo without facility and easily earn a few millions.

I teach you one trick.

The minimum land area to qualify to build a detached house is 4100 sqft.

You are allowed to do it at any non-GCB landed area.

In my opinion, it is far cheaper and easier to buy a corner terrace, and later go makan the adjacent intermediate terrace (or two) to combine into at least 4300 sqft land plot, and build a detached.

It is harder, in my experience, to buy over an adjacent semi-d. You think the seller doesn't know what you intend to do? Price sure very very high.

Maybe we all wrong it is the adjacent neighbor whom bought it...song song gao joolong

3400 x 2 = 6800

i think minus set back , ground floor car park.
might be able to slap 1 proper unit + 2 shoe box for 3000 sqf
4 floors x 3000 = 12k sf lets say 1.7 k psf = 20.4 m

Do you guys know that many of the small land area (4xxx sqft land) detached houses in Serangoon area used to be semi-detached houses, then later were detached from each other and redeveloped into small detached bungalows? Their values automatically went up with the new detached status.

One day nothing to do, you can go there to jalan jalan and see..

I think the car are repositioned by finance company cause saw more than a few luxury cars inside for a few days even the house is not livable.

in my earlier post, I did mentioned that if they decided to build a condo, huat until gao gao.

many of my unkers aunties buy ard that time. some buy 3BR condos 500k only. nw their units worth 1mil.

my dajie buy at sibeh ulu Thomson rd, 1 storey Terrace 580k, around yr2006. which she rebuilt into ver3.5 and sold for 2.2mil in around year 2012. :o

I already paid a nice $3M for a 5BR condo next to MRT station. I don't need to be sour grapes like every other EDMWer

I don't doubt that you got a $3m condo.
But I doubt that you have much other assets besides this.
From the way you project your desires for capital appreciation on owner-occupied property.
Capital appreciation means the world to you, because you got not much else besides that property.

Some people surpass you, in that property is just one part of their overall portfolio. Such that they don't hanker for the capital appreciation of their own-stay property. So can you just stop singing that repeated refrain that you dont think it will appreciate in value over the years, maybe this point is totally irrelevant to teh buyer.

I am also a bit surprised at your boasting of your $3M condo.
People don't boast over things that they are comfortable holding.
For eg, if i have a Patek, and all my friends have Patek, we don't talk about it anymore, because we are all in the same league.
And i wont talk about the Patek to other friends who can't afford it, because i know they are not interested.

I wont talk about things that i am sure other people are not interested in.

This thread about the house is not of interest to me.
I am more interested in the people watching of the thread participants here.

some new developments can also leaking water like siao...

Le owners kb to MSCT also no use... once it leak, it will spread.

why do you assume that it is to be redeveloped for gaining profit?
why can't it be a wealthy man or woman who loves the Toh Tuck area, who wants to build his/her dream house after tearing that house down.

there are so many layers and levels of assumptions in your posting, it simply goes to project your life onto others.

i repeat - not everyone bought property to flip.
some people have enough financial firepower to hold to the end. they got enough resources to enjoy their designated living space.

don't know why this is alien to you. You probably made some money from property in the past, that's why property appreciation is your no. 1 preoccupation now. You never knew how life would be not need to care about capital appreciation at all, not to care about price tag, but only care about enjoyment of living space. This tells me that you are solidly middle classed, hardly a real rich person.

hahah u know what. i used to go to my yearly sec sch class gatherings...

then almost all the guys who drove.. dunno why... will dig out their car keys or key fob from their pockets and throw onto the table.

then ppl offered to send me home which i politely rejected la. neither do i tell them i drove.

limbu always find it jin amusing tbh. i have mine, in fact i have 2 in my handbag la, but i nair bother to take it out.

why ah, is it a guy's thing to show off?

the thing is hor, the ones that really made it, they wont drive there.. will call grab... or own driver fetch.. and will not haolian de.

those who project an image of success usually unless runs listed coy or is big shot finance MD. they can afford to be publicly flashly and in fact their job requires them to do so as is the culture..

but the really, really rich? they will diam until cannot diam because they truly understand how wealth generates jealousy in the core of human beings.. it is far better to be silent.

usually those that show off will have liquid net worth of 1-10mil or so.. those 30m usd UHNW will keep quiet one

must be lah. not only do they like to boast to our face they got $3M condo, they also like to call other people stupid. seems like scolding people boosts their ego and sense of well-being.

and the worse thing is not the boasting wor, it is the fact they think $3M condo worth boasting.

some people are so proud they need to come online to boast. truly baffles me why. they don't get enough attention in real life meh?
