Need some advice..will you all advise a couple to take up a $470,000 flat if their combined income is less than $5000 per month? And current combined cpf is ard $45000
Let me do some simple calculations:
$5k per month
Total CPF per month (35%) - $1750
Total OA per month (64%) - $1120
Current CPF - $45k
No grant will be given for combined income of $5k
Considering same pay and 30 years loan,
4 years till flat ready
$55k+$45k = $100k CPF
$470k flat - $100k = $370k loan
Monthly repayment = $1482
Total cash = $362 per month
5 years till flat ready
$70k+$45k = $115k CPF
$470k flat - $115k = $355k loan
Monthly repayment = $1422
Total cash = $302 per month
IMO having to take up a loan of 30 years and paying ~$300 cash per month is very risky. For me, it's not advisable but of course different people have different risk appetite. My calculations are very conservative and do not take in account interest,bonuses and salary increments. Do your own calculations and decide whether or not you guys are willing to take the risk.
