My HDB Loan Eligibility (HLE) Details:

Loan Eligibility Amount: Up to $100,300*
Repayment Period: Up to 26 years.

The following item(s) will be used to reduce the HDB loan granted:

(a) Use of CPF Refund and Cash Proceeds from Disposal of Current HDB Flats to Redeem HDB Loan.

HDB access my loan amount which already factored in the estimate value of my current resale flat?

To be safe, cannot happily choose those unit above 280k unless my sales proceeds stand firm @ 250k 5 yrs later.

How do u come to know of this? How long will they take to update the booked units on the hdb website? I'm monitoring...

During the selection you have to decide whether you want opt-in or opt-out the OCS right? The cost of the OCS will be added to the selling price of the flat after that to compute the loan.

so ultimately, ocs is not say cheaper than contractor in a way right? if you compute the interest into the cost of ocs...am i right to say that?

Just go into there flat selection page you will see the Units Available for Selection different from Units Offered, means got pple selected already

Saw nowadays 4 room flat every floor is different by 4.5k while 5 room is different by 6k.

Some dispute this because OCS for 4-rm Internal doors and sanitary fittings* is approx~ $3,790. Let's deduct $500 off for sanitary fittings.

Some dispute that suppliers from Kaki Bukit Crescent area who are specialist in timber doors, charges $230 for a laminated semi-solid door with a timber frame. This means that a set of 4 doors with installation would only cost $984.40 (inclu. of GST) vs HDB’s $2,830 – $3,080.

I didn't notice kitchen sink and mirror included in OCS?

OCS Sanitary fittings in the bathrooms includes:- 2x wash basin, water tap and shower mixer. I do not have the rough estimation of these 3 items plus installation.

Can I say that it is easily possible to get the same quality doors & sanitary fittings & tiles outside at a lower price? The only advantage of taking from HDB is convenience & no hard cash is needed?

Still facing a dilemma on whether to get the OCS options not...

For flooring.. Please see this > STOMP - Singapore Seen - Pop Pop Pop, there go my floor tiles

Happened 2 yrs ago and I heard HDB is stricter with their quality now...But can't guarantee too I guess..

Can anyone confirm if there is any warranty for the OCS items?

Also, is HDB now sub-contracting to 3rd parties for such works now compared to the past?
