rooms aint that big thou...One can be converted to a study room so that you have more free space in the living..One MBR for your parents, one MBR for yourself and the other for the kid..

Me also queue number 19X. Haha.. maybe we will be called down to select the units on the same day! Just a matter of when... Who knows we might be neighbours? Haha..

In any case, I'll let my SO make the final call lor. Cuz we might wanna look at the Verandah @ Matilda as a "back-up" plan, in case go there and select units for Waterway View and kena stunned when our "preferred units" are taken up...

I hope to get unit 639 too, but will give up waterway view if no nice facing unit left, as i think this is their selling point. Verandah is a back-up option but the price is higher.

yeah... but if CPF can cover 10% + stamp duty + conveyancing fee etc... no problem lor.

the good thing about Verandah is that almost every unit is in the North-South orientation. would prefer those facing units facing the school though. Verandah is also prolly nearer to the MRT line as compared to the Waterway View.. and perhaps more amenities are available nearby.

haven't been there for a site visit before... so i'm not too sure, TBH.

yes... its relative cheaper in waterway... verandah is around 12 mins walk (normal pace) to mrt by cutting through the block. maybe less than 7mins walk to soo teck..

Having said that, portico is just right beside verandah.. tecnically speaking, portico is significantly nearer to MRT and LRT. at least 2 to 4 mins lesser. But the highest price is cheaper by 50k... how to justify?

with Venradah's pricing, it's pulling the BTO price nearer to resale prices. during early this year, the price gap was around 100K to 150K... now it seems its moving below 100K difference which can be dangerous...

Anyone knows if there's resale for Yishun BTOs built in last 6-10 years?

6-10 years sometimes have due to HDB repossession of units for god knows what reason..

For all other reason since already hit 5 years MOP, might as well sell in open market..

There was some in May SOBF 2013..Near completion or in the midst of construction..

Thank you. I'm referring to open market, because that's where singles over the age of 35 and foreigner PR can buy. No SC couple will pay $450k-$500 for a 4-rm non-mature estate flat.

I'm asking this because I suspect that new BTO prices will be raised once newly 5 years MOP flats appear in the market, which will push up equivalent "resale" prices because naturally new flats built in the last 5-10 years will sell for more than 25-30 year old flats.

You meant must have 3 generation then can apply??

There are flats which is listed as 3Gen or just normal 5rms..

To buy a 3Gen flat, you and your multi-generation family must comprise:
Married couple and parent(s)
Courting couple (fiance and fiancee) and parent(s)
Widowed with child and parent(s)
Divorced with child and parent(s)

U r right abt verandah, is all waterway view have to share one 5 storey car park n verandah got basement car park? Let's pray still got our own prefer unit during our selection date. Normally e website will constantly update e unit availability right?
