Haha HDB really make me LOL. Got a queue of 2546 out of 1300plus units for punggol and they give me a selection date on end of april. By that time another 2 rounds of BTO would have passed by.. Sigh..

You may pay in Cash and CPF. Usually, buyers will consider to pay in CPF 1st. If not enough, they are required to top-up in cash. If not enough cash, then go for Housing Loan.

I understand from hdb website that for upgraders...u suppose to pay 5 % in cash and rest from cpf...correct me if I am wrong

Sorry, this thread is mainly for BTO applicants (usually 1st or 2nd timers). I am not sure about upgraders. Probably you may contact HDB personally for better understandings.

This got nothing to do with upgrader or 1st timer or downgrader or whatever, as long as u are taking bank loan, downpayment is 5% cash if u are eligible to loan 80%. 10% cash for 60% downpayment. 20% cash for 50% downpayment.

also, yday I went to select my flat. I was given an ELIGIBILITY HLE form. I thought I had to go online to apply my hle. when I did, they said I've already applied. so seems like that that eligibility form is to check if I'm eligible for hle? it's a form with lots of tick boxes.

hello guys ! sorry for the noob question. how do the HLE actually works? Imagine a 5room flat cost about 420k, if the HLE calculator i worked out only grants you 300k loan, then the rest of the 120k how?

If 420k is required as loan amt after wiping out combined O/A and the approved HLE by then is 300k means the difference in cash.

Now apply one HLE, before key collection need to apply for another.2nd HLE would be the confirm one.

Well, you just assume that your pay would be $500 more by the end of 3 years and ur spouse with an additional $500..Go online use the max loan calculator then u will know roughly..

Of cos you oso have to assume no pay increment..

That's what i use for my calculation on estimated amt of combined O/A monies by then and anything related. I use my current pay package..Safer to take a no increment..

i dun believe the drop out rate so high until i still stand a chance to select any flat:s13:

Punggol 2-room ? The dropout rate may be high. Don't give up and waste the SGD 10, still have a chance.

If that's the case, congrats cos u got more money and also would not be barred by HDB for HLE due to pay raise.

In short, as long as income ceiling is below HDB set rules for application of HDB Flat, they dont use that as HLE ceiling.

Yes, exactly. I did ask the HDB officer about this issue during my flat selection last month. What they told me is that they will only look into your income ceiling during the application and flat selection. Subsequently, they won't be looking into that anymore. During your key collection, all they will assess is how much you can and need to loan and whether the loan is from HDB or private bank. That's the reason y they will need a reassessment of your joint income and HLE to determine how much you can and need to loan, not for the purpose of double checking whether your income has exceeded the income ceiling.

acty for those who appear to have little or no chance of securing a unit b'ços of a less than ideal number, be warned. previously my queue number was more than 1.5 times the number of units and still i got called up. Needless to say, left only about 10 odd level 2 and 3 units.

they cruelly penalised me by removing one chance. it'll be better to get a astronomically high number with no appt date than to get a 360/180units number i'd say.

Bolded part QFT. unless you working gahmen job it's safer to assess affordability on what you currently have.

Check w you guys, on the 1st appt to select flat, we can apply HLE n AHG w the officer but can we submit the documents online after the appt or we have to bring all the documents during the 1st appt?
