Hi,

Anyone knows how the Stackedhomes 1-1 consultation works? I suppose the first session is free, but how/what do they charge for subsequent sessions?
Or are there any other recommendations/reviews for similar consultation services?

As much research I've done by myself for purchasing a property, still feels that it might be useful to get some external opinions.

Thanks!

They will recommend and act as an agent for you? They earn thru commission?

Do your own research and see which projects price you are comfortable with.

Thanks, will have a look!

Good morning bro,
You can actually PM them directly via FB or IG and request for consultation. There’s no fee for the consultation be it first or 10 sessions and it’s free for purchase of private property if you engage them to represent you in your buying journey.
All the best in your hunting!

Thanks! So you mean the "consultation" is actually free, and they just earn from the seller's commission as an agent?

If they earn through commission then they are not truly independent in their "consultation". The incentive to drive you to the one with highest commission is there.

Precisely! The data present to buyer will be tuned according to commission.

I had not so good experience. My request is to buy a new home and sell by HDB. They are focussed more on selling the HDB and almost jumping to quetions like when can we put the HDB for sale without even suggesting the buying / recommendations. Told them to help me with viewing first and once I understood the market, then go through the selling part. No further comms after that. I won't blame them as their income is from 'selling' and not helping with 'buying'. I see almost all agents are the same so DYODD + Don't go with too much expecations.

I did made some queries to them on their rating on Landmarks amenities vs 4th Avenue Residence. To find out their criteria in scoring. LM is given 3/5 and 4th Avenue Residence is given 4.5. No response from them.

It doesn't make any sense. LM is near supermarkets, 2 coffee shops and people park food centre (renowed), at least 6 shopping malls (within walking distance), etc.
4th Avenue Residence, 1 or 2 kopi shop, few small malls?

Bro, to compare these two you need to take a walk/drive around the neighbourhood to understand why. Paper comparison of amenities is insufficient to tell the full story. It's about how the 2 environments "make you feel" haha.

Bro, I used to do night walk at 6th avenue and into the GCB area and cross over to the King Albert Park area. I am quite familiar with LM and 6th avenue area. :)

Last time when I’m just a teenager, young and ignorant....I accidentally took a bus that passed by Bukit Timah area at night. I was quite mesmerised by its surrounding vibes and feel.
yea, need to experience it yourself to understand the difference.

Have you walked the area? I did it multiple times on both sites.

Yes, feeling and vibes different as you could see many brothers have felt..

Like some d14 projects... even with amenities, Mrts and market... just feel different from another place..

I’m quite skeptical about how objective is their scoring on some of the properties. Most of the new launch now pricing wise they give 4/5.

Indeed. Somehow they are not transparent on their criteria and explanations.

Then it is not amenities, but rather surroundings environment and its vibes.
Do refer to the word used for the rating "surrounding amenities" Not Surrounding + vibes. LOL
Its misleading.

I have no doubt about 4th avenue vibes during the night (depends on one preference) but not on amenities.
