I can only have one deduction. Most projects score above 70%, if below 70% it’s a red flag?

Seems like it:
Below 70: Poor (Look out for red flags)
Between 70 to 85: Good (Ticks the right boxes)
Above 85: Great (Look for the party trick / x-factor)

Above 90: Must buy? 90 plus points looks rare. I recall SKGrand also 90 plus points..

SKG got full marks for “surrounding amenities” and “transportation link”, same as Midtown Modern and higher than Irwell Hill and One Bernam.

The editors tried to make it for easy read, which is good. But buyers really need to do homework and deep dive into details. For eg., a rating for “unit efficiency” may be high, but even within a development there are good and bad layouts.

And it seems like Chinese developers already “discount” 1-2% liao haha.

I find the consultation to just be a gimmick for them to collect info or try and sell you something. They say until so nice, chat with us for consultation, but it's basically a big waste of time.

Seems to be true here that if you aren't paying, you are the product.

To be fair, they are a business, so they have to find a way to make money. No different from Facebook or Instagram, where they provide a social platform and you disclose your information which they sell.

I find the reviews useful as long as you don't accept everything that's said at face value. The analysis of the site plan is particularly helpful in telling you what the views are and which stacks receive the west sun, though buyers should also double check the information on their own, ie, do their own verifications.

Going to them means you already have a desire to buy a house, either for investment or ownstay. They know that so they'll do all the trick in the book to reel you in. Like bro extraordinaryboynextdoor said, they are running a business and this reviews are a way to reel people in. A noob would surely be impressed with the it and believe these people have the knowledge and ablity to help him get what he wanted. But in the end buyers themselves have to do their own due diligence.

buying the most expensive item in your lifetime shouldn't be limited to just one review site. there are plenty out there and many different sources - youtube, social media, etc. the best of course, is to visit the showroom yourself and really analyze the plans and developments. also recce the neighbourhood you're interested in, visit the site construction and view its surrounding locale. there are some things or 'feels' that you cannot see remotely.
