Interested in 4 bedder C1. I'm wondering why stack 9 till now no one taking except 1 buyer at level 7?
Anyone knows? Thanks.

Here's my take.
C1 available in stack 09, 16, 29 & 31. Stack 29 & 31 facing reservoir view for mid to high floor hence more popular. Comparing Stack 09 & 16 (same price), stack 16 has a better view, can see all the pools. So this is why stack 09 is less popular. Stack 16 still have level 12 & 13 available if you like high floor. But if you like pool view, then maybe you can pick mid floor from Stack 09.

How about stack 18?
any comments for this stack?

Here's my take:
Plus point?:
1) If you take the #13 unit, balcony facing Yishun Ave 1 will get good view. Not sure of the view from #6 and below.

Not so good?:
1) Main door of stack 18 is very near to stack 17.
2) Stack 17 & 18 consider closer to the common rubbish chute as compare to Stack 19 & 20.

From what I can check, for C1, it is located only at
Block 5 (stack 9)
Block 7 (stack 16)
Block 15 (stack 29 and 31)

I have attached the diagrams. You can refer to it

For stack 9,
1. Take note that bedroom 4 and kitchen is facing west sun direction
2. Master bedroom, bedroom 2 & 3, as well as balcony is facing east sun direction ... depending on height, it might be blocked by Block 7 (stack 16)
3. Lift is located beside living room, not sure whether it will be noisy or not... guess this will depend on the sound proof quality
4. Rubbish chute seems to be located directly outside stack 12's entrance, so that's a lousy stack ... not sure why people still buy it
5. balcony should have partial pool view

I think the main reason why it is not selling well is due to the east / west sun

1. Total west sun. Not sure why people still buy them. Prob for full pool view?
2. The staircase is located beside the living room, so it should be less noisy compared to lifts?
3. Rubbish chute is located at stack 15. But when you open your main door.. i believe it should be a direct view :o

For stack 29 and 31, it's self explanatory. Unblocked view of the reservoir as well as the golf course club. And that's why all the low levels are not sold. Both units are subjected to east sun, which should not matter too much

How about stack 18?
any comments for this stack?

From what I can see from the picture, it seems rather ok
1. North / South facing unit
2. Rubbish chute is outside the entrance, but it's not in view
3. Only comment is that from street directory, it is located at the T-junction road of Ave 1 & St 41 ... Not sure how's the traffic flow ... might get noisy?
4. In terms of view, there is no view except towards the direction of HDB Vista Spring ... prob close enough to view each other's apartment :o

Am deciding between stack 18, 22 and 28. Any suggestions? Thanks

Block 9 (stack 18) ... B10 design (102 sqm)
Block 11 (stack 22) ... B8 design (95 sqm)
Block 13 (stack 28) ... B7 design (93 sqm)

Not sure how you managed to come up with these 3 random stack of different type B design :s11:

However if you ask me, Stack 18 / B10 design is more efficient
The AC ledge is way smaller than the other 2, and coupled with a larger area, the space will be bigger than the other 2 stacks

Stack 16 total west sun? I don't think so if you study the site plan carefully... In fact, stack 16 is one of the balanced fengshui stacks if you believed in it.. Oh ya.. Pool view of course..

yes, stack 28 will get west sun from living room to all 3 bedrooms and only 1 unit at level 13 left. Maybe you can go on site and observe will be more accurate.

Looking at stack 4 or 6. Can't decide whether rooms face outside or face pool better.

I'm thinking the grey area around Stack 4 is the drop off area at level 1 and likely staircases/lift to basement carpark for visitors. You may wish to confirm with the agents at the showflat.

Stack 4, likely only master bedroom will get pool view. bedroom 2 & 3 window seems to be blocked by stack 01.

Stack 6, balcony near living room will get pool view, though all bedrooms are facing opp BTOs but it's not really near to them. But it's closer to the drop off point as compared to Stack 6, hence maybe more noisy.

So if stack 4 bedroom 2 & 3 view are blocked, then stack 6 seems like a better choice.
