The price is really out of reach. Anyway at that price if I can afford I would have many other options like the condos at Bartley instead of Yishun.

I read the 3 bedder around 820 sqft cost around 1.09 mil I feel price is reasonable. Layout is quite efficient and fair.:o

It's really tiny for a 3 bedder where as you should be getting a 2 bedder for that size elsewhere.
$1 mil in sengkang condo gets you a full size 1055 sqft 3 bedder.

I was considering the Bidadari 5-room. If I were to change there is bec of the St Andrew school for my boys, near MRT and bigger floor area compared to now... But I was also thinking this is my last chance to get a BTO or EC.. Abit wasted not going for EC..

Anyway my wife not keen coz she say is cemetery. Sometimes you just don't understand how women think...

Bro, since u are already looking at Bidadari, why not consider Vales EC at Sengkang? It is within "some walking distance" to MRT, near TPE. If you are ok with living near cemetery, the Vale EC is opposite hospital. It is an EC (more affordable). Just sharing, I kinda ok with staying near hospital as sometimes need to send elderly to A&E, 24-hour medical service. 2nd thing about hospital, u can be sure of unblocked view if you are buying a unit facing it.

Considering the current EC available now, I think Vales is one of the best choices around. There are no other condos around Vales as well.

There is bellewaters nearby and another sim lian EC coming up in May 2016.

Vales may not be the best when it comes to selling in the future.

Edward79. So have you bought? It's a buyer's market right now and I feel it is quite possible to nego the price lower. Personally, for me I'm staying around that vicinity and if you are buying (criterion or signature) to stay (and not invest) it won't take long for you to be acclimatized with that area and surrounding. I would say it is not too bad at all. Quiet and peaceful.

However, if you are keen I will advice you against taking any unit facing Yishun Ave 1 (so called reservoir facing). The reservoir facing view is not guaranteed as OCC lease will end by 2030 (I think). On top of that Yishun Ave 1 is notorious for the road noise at night. Get a unit facing the pool would be my recommendation. Last but not least, rem to low ball the developers. It's a buyer's market now.

i have not bought yet. dont think that the developer is lowering the price as i have heard from different agents that that particular developer is well known for not cutting price. thats probably the reason that this project is one of the worst performing one so far.. heard that only 10% sold till now..

although its buyers' market now, some other projects are offering discounts that are not really that much to entice buyer like me who can afford to wait and see. no hurry anyway.

As of today, 67 out of 505 units sold. So about 13% sold. Quite slow hor, maybe this is how EC sales work.

From URA website, in Dec 2015 a small discount of $200+ was given for some units sold. Maybe Xmas promotion since not all units sold in Dec 15 got this discount?

$200+ discount is peanuts for a $700k/800k house.

This is why there won't be any discounts. Even if give discount, others can see online and they will bang table.

Appeal approved

Agent informed me that HDB has approved my appeal. So now is wait for law firm to call me up for payment. :)

What kind of exemption you applied? I thought the developer will not aplly the exemption for the buyer? How long it takes?

Exceed income cap, developer helps to appeal, took abt 4 mths.


From what I gathered so far, this one quite likely to get approval (maybe due to the huge leftover supply of EC in the market right now?), heard of 1 case exceeded by 1K+ got their approval too. Not sure about yours.

Previously what i heard is must not exceed 1k, whereby the developer din even want to take in my booking. Mine is within 1k but on high side.

There is a lot of supply, HDB doesn't want to be the bad guy also and be too strict. The pricing for this is good.

Im going to view this EC tml. Am considering between this and SOL Acres. Any advice?
