Stayed flora few years ago, good private enclave area and resort like condo who give you a peaceful and quiet serenity feel not conjested like some condo situated on hdb heartlander.....if given a choice again i would choose flora area...IMO

I also stayed in Flora Drive for a few years, till last year.

If you are contemplating between Simei and Flora area, these are my views:
Both are similarly convenient if you drive from PIE from the west, as they are near PIE exits.
Both are in East Coast Grc, hence you'll benefit from "East coast plan" and your vote matters šŸ˜†

But car ownership in Flora is a must. With the car, you can pay $100-$200 less psf, compared to Simei

Jovell got further discount. 3-br just shy of $1.1M and 2Br less then $900K. Money saved can buy car or Grab voucher. :ROFLMAO:

every week got units sold, less discount now, no much left as well
The interest in Jovell seems to be uplifted with the rest of the new launch being more expensive. Now Treasure Tampines already got transactions at new high of $18xxpsf.

actually singapore how big only, if ppl got car, nowhere is inaccessible la, and that parc Komo will bring in NTUC and some restaurant, for those who like quiet place, also not a bad choice... in the end of day, house is still built for ppl staying.

Honestly, both also not good. Loyang area just don't give the feeling of a vibrant residential zone where there are amenities within walking distance. But if really have to choose, i will pick Jovell ba. Lower entry pt and nearer to TPE/PIE. I think living in that area, freehold doesn't matter at all liao since there are so many choices. As a buyer, if i die die have to choose a freehold, i might just go for gale, 1000psf should be able to get.

just by this - I wouldn’t be comfortable buying into either. The Changi Prison proximity is likely the reason behind this.

when a project struggle to sell, one must try dig deeper and understand the reasons.

Some good projects in Holland V or CCR struggled to sell not because its not good, but due to fact developer set launch price at too high a benchmark vs nearby resale or new launches. E.g. Hau on handy, riverie, avenir. Clementi always sell because their new launch premium is usually ~$100 psf vs new..so late entrants can monitor the better projects for discounting as it benefit them more than new launch buyers

if a project cant sell even with lowest psf that is near to resale, then buyers really have to sit up, esp if there are no bidders for GLS site, usually have some reasons like near to substation, ex cemetery etc

I think the ppsf for jovell is reasonable for a new launch, but within the area, buyers are spoilt with choices.

Yup for a new launch Jovell ppsf look attractive, i personal thought that place isn't that bad as some had claim especially buy for self stay but one must be driving
