The M - Mixed Development

Heard this is launching soon. Located on Middle Road, Bugis

Any thoughts on such developments that are mixed but NOT integrated with MRT? Worth considering?

Heard quantum will start from $9xxk for the studio unit.

My take average PSF around $2.4-2.5k.

My agent sent me the factsheet. Units are expectedly small with the studio at 409-420 sqft ($999k / 409 = $2.45k psf)

The unit size at The M is also smallish, I believe it’s not subjected to the new URA size guideline.

Honestly, I quite like the location and the affordable 1 bedder quantum.
Very near Shaw tower and it has a bridge that links to Suntec City.

Quantum for the studio is quite alright in my opinion for that location... Rental shouldn’t be a problem too.

Honestly, I quite like the location and the affordable 1 bedder quantum.
Very near Shaw tower and it has a bridge that links to Suntec City.

At 409sqft, Midtown Bay smallest unit size is the same size as The M studio unit.

Quantum for midtown 1 bedder definitely on the higher side. At least 300k diff.

Let’s say The M $990k vs Midtown Bay $1.29M. Indeed it serves as a good buffer.

Midtown Bay is selling at 2.8-3.8k psf, which serves as a good buffer for this project?

Arguably Midtown Bay is a “better” product in terms of developer and office/commercial/club mix, but don’t think it justifies 30% premium

Midtown Bay may be slightly nearer to mrt compared to M condo but 300k difference do make a lot of difference for a similar size 1 bedder unit given both location are almost on par.

It seems there’s more potential in terms of capital upside for M condo compared to midtown.
Quantum of below 1mil at that location is quite unheard of.

Midtown Bay Residences is actually slightly further from MRT but closer to Suntec, but it’ll have covered access through the TQL site.

For some units, it’ll have better (pocket) view than the M

Using Duo as a rental reference.

Rental for studio around there is at $3k/month. I believe most that bought Midtown or potential buyers of The M are investors.

At $3k/month, Gross yield for Midtown 2.8% vs The M at 3.6% based on $1.29m & $990k.

A $300k is a huge diff as location is on par.

Both condo quite on par in terms of locality imo though midtown slightly has the edge over M condo, but negligible.
If I have the intent to look for a investment unit, I would seriously consider this.

How about the 2-bedders? From the factsheet, the layout seems wierd but will confirm once floorplan is out

One of my to go list for 2020 showflat viewing! Yes, location really on par... Smallest unit also same size.

Both location are almost on par. Lol
Bro, I think this one worth taking a look if quantum below 1mil and if 300k difference betw both.
