Bro, while u claim that u r a newbie, but I felt most of your analysis and comments makes sense.
However, on the contrary, if I can pick up a reasonable quantum/psf of any unit in the M, I will not chicken out.
This is the kind of project u just need to hold for short term and sell it off during TOP in sub sale/resale market.

Unfortunately, over-analysis led to paralysis :( I was single-mindedly thinking about own stay and really couldn’t pen down the cheque...

What about for single or couple without child? I thought it is pretty decent due to the central location.

I think for single and couple no kids is ideal.

The selling point is the location but the liveability wise is compromised by the overall unit size, and “feel” of the development, hence more for rental. A proj comprising mainly tenants would feel different compared to one comprising of families for main stay.

Understand that majority of buyers of the M were locals and avg psf $23xx, congrats on all those who got it.

From sales chart seems to indicate studio and 1bdroom units fully taken.

Filled with tenants is an issue, but sometimes maybe even better as many tenants don't really use much facilities, they just need a place for convenience only.

But in the end decided to give it a miss, mainly bcoz work place not in CBD area and have to buy season parking on top of monthly maintenance fee. If work place at CBD, will more likely throw in cheque and hope to get one with less than 2,300psf.

Just came back from the M, was looking at 2+S, translate to 2.2xkpsf.
Have a way to avoid ABSD but can only loan 45%. Cash upfront will be quite siong for me though.

Haha bro. Jus skip and wait for next one.

End up the avg psf is still under 2500$ psf.

Haha but I quite like the psf and location.
Was still considering.
But I’m glad I manage to find a way to avoid ABSD. Lol
So if I give this project a miss, I can still look for a lower quantum project.

Like what the earlier posts mentioned, I think it's the combination of location and relatively low quantum. I think the place will be very liveable for the type of person who wants that city-living lifestyle, where everything you need is within walking distance.
