Hi, @NiShiZhu I had dropped u a PM, but u din respond.. Would really appreciate if u can share as this ABSD is really a heartache to us, and if ur method is applicable, may really help us to plan ahead and execute with more confidence.

Do u have an existing property?

If u have not bought any property, this approach does not apply to u.
Perhaps when u r ready for 2nd property and with enough cash, I will share more through PM.

I already got one bought in mid 2000.
Bought sold one. Now looking to re enter for 2nd again :).

Bypass the M at 9plus earlier, still got prospective buyers at the showflat, and a couple holding the M brochure going down escalator at Dhoby Ghaut MRT. There’s Haus at Handy that seems to get no love from prospective buyers.

Bypass the M at 9plus earlier, still got prospective buyers at the showflat, and a couple holding the M brochure going down escalator at Dhoby Ghaut MRT. There’s Haus at Handy that seems to get no love from prospective buyers.

Maybe bcoz Haus is quite a small but extremely atas project? I quite like the area, went to my friend's place at Mount Sophia, the view is nice and the area definitely consider convenient, will look to buy if have a chance.

Those who bought Sophia hills in 2017 will see some profit in sub sale/resale.

The M: only a few units priced low but the rest of the units priced so high.

Every floor + 1, the price increase by so much.

The M is left w about 130 units. That’s god speed in current market condition.

There’s a news article today that it sold another 32 units over the weekend and 392/522 units till date.

Oh. I thought hola say developer giving discount to move units. So that is the reason y moving so fast now ?

Haha, where is the discount at the M.

Without discount alr close to 80% sold in one week for a CCR project, and the developer has 5 years, why would they want to give discount.

If it’s 80% sold, how to give discount. Just raise price to con more buyers.

Surprisingly there are no news of price increase. I think Wingtai just want to sell out ASAP. A friend of mine in her 20s bought a studio unit there at below $1mil

According to the analyst, the good sales is due to it being "...considered fairly underpriced compared to new sales in districts 1, 2, and 7". Someone mentioned Haus on Handy - took a look at the pricing, and yes, that one is definitely higher, average seems around $2,700 to $2,800 PSF, so it's closer to Midtown Bay pricing. The Tan Quee Lan street one will likely be higher than the M as well, cos not only is the land cost about $100 PSF more, but it's by GuocoLand, who will likely want to protect the pricing for Midtown Bay. But with Midtown Bay not moving so well, may have to price it somewhere in between the two. But could still be worth it, as it's nearer to Bugis MRT station.
