About 4, from the text I received from agent

2 units of 2+S at 1.8xmil
1 unit of 1+S at 1.4xmil near 1.5mil
1 unit of highest floor 1 bedder at 1.4 mil, think it’s high ceiling type.

These bounced out units have price which is same as during launch day.

Think these ppl just whack (since everyone says it’s good) without doing their finances.

U need to be very clear of your Budget and very firm of the units u want during the intense balloting day.
Else u will lose your cool and sign otp blindly, thinking all units are good deals since everyone is rushing to buy.

If the Budget or the units u want is not something u have planned, just walk away.

Ya I don’t know how people commit to buying M above 2.5k psf, couldn’t reconcile with the numbers and project quality.

Left the ballot after hearing the prices on the remaining high floor units

I think from own stay perspective ppl would want high floor, better facing etc thus those units would command a premium. For a project w good quality or preferred facing, one must be prepared to pay for the premium.

Those units lesser than 2500psf all have some “flaws” such as low floor, West sun facing etc, and these buyers buy into it for its location and cheaper than expected psf.

TQL proj could differentiate itself by marketing on quality and a premium project.

I saw somewhere that TQL will start from 2BD units. I wonder if they will size it like Avenir (800+ sqft) which differentiates from Midtown Bay

If so, this implies a starting price from 2.1m (2.6k psf)...

Tried to find but only found the SF could be ready in Apr2020. It depends on the product that GuocoLand wants to produce but i felt that in such a prime location they should come up w a nice product to differentiate itself. The development of midtown and TQL site would then be synonymous w GuocoLand. Perhaps like south beach residences, ppl paid attention to it for its stand out architecture.

Just a random friendly comment - I also thought people will want high floor for own stay! Until I went for viewings with my parents. They think units above the 20th floors “only can see buildings and sky”. Well I disagree with that but there you go 😂 indeed to each their own...

That’s true too, maybe the right phrase would be mid to higher floors would be more sought after for own stay? And with the part on the facing. But then again the M is elevated so it’s 2nd floor is perhaps a 7th floor in other development.

Curious, did u manage to get a unit?

Sorry if my reply was confusing. My viewing was not for the M, it was another condo. Still shopping around haha :)

Ya I think you make good sense but one takeaway I had that day was that even people currently living in the same home may have different expectations of floor preference and that not everyone would like high floors (I personally like quiet spaces). My mom even said being close to the pool would be nice (noisy to me :/)
