some of them use the word "specialist" quite liberally....
anyway now actually not supposed to advertise this word.

Zoning just check URA Masterplan, and whether conservation area...
Usage for different trades maybe grey....if you ask me some weird trade I also need to check
Apart from that also need to check RLP (if near main road), in case of future road widening...
Also any illegal A&A....some shophouse increase GFA, some close off the air well without submitting to BCA, after you buy will be asked to revert to original state.
Theres also Street Block plan...some narrower roads have different specs from the general one
Some Shophouse can increase the number of levels (Plot Ratio/RLP), but not the whole shophouse only the back portion.....thats why you see some shophouse odd shape one...

hmm you mean they can buy shophouse? then i rem wrongly.. Cos i rem if they want to buy must see zoning.. If zoned under residential they cant buy.. No trolling here bro :)

lester tan isn't personally guiding anyone anymore. It seems like he's so busy with his software which is what he talked about during his entire talk that now guiding newbies task is given to those under him.

Btw he now has over 200 ppl in his group i think, i wonder if a newbie can make it in such a group.

In sg, is it illegal for a property agent(representig the seller) to turn away clients who have their own buyer agent?

Doesnt fully serve the interest of the seller and not ethical but is it illegal?

Nothing else.
Go run his software and see how many Sentosa can you sell in a month.
