"should" does not happen when you might be liable to pay for absd for residential component when the deal goes thru. and many agents do not even know their stuff.

there is cases where 2nd floor of the shophouse is under residential zoning.. Then you are subjected to ssd and absd.. So cannot assume is full commercial zoning for shophouse..

Yes, but as to how much to pay is determined by IRAS, subjected to rulings by MAS and zoning by URA.

If im nt wrong.. Can ask valuer to value the residential component and submit the report to iras for approval

say you bought a shophouse and 2nd lvl is residential..
i think..You can seek approval from ura to change the zoning to commercial temporary and rent out as office but the base is still under residential zoning..

once u have residential component, very hard to sell to future investors due to this absd, especially if the buyer is foreign funds.

Yep.. You are right.. Foreigner cant buy with shophouse with residential component..
