If those “greedy” Thomson View residents listen to my advice 2 years ago and lower their $950m reserve price by $100m, they would not have to wait till now !

And now with the harmonised GFA, the developers lowball them another $40-$50m lesser !

Thomson V so old already got affected by harmonisation meh? Even before harmonisation, the benefits all go to developers and they also wont pay higher to the owners.

Harmonisation stands to return all these benefits from the developers to new owners

Harmonisation is a term & regulation affecting new developments, it has nothing to do with how old the current project

Developers will bid about 5-7% lower (compared to before Sep 2022) for new GLS & enbloc sites to compensate for the lower building efficiency and sellable efficiency.

Moving forward, i think developers will bid as per normal liao since they have been able to raise their selling psf by 5-7% whahaha
