That’s the end for en bloc. Time for gov to huat thru gls
There’s still not sufficient GLS on the table to satisfy the developers hunger for land.

If you look carefully at the GLS sites on the confirmed & reserve lists, 40% of the sites are in Lentor. The Dunman sites is in the same area with Jalan Tembusu & Thiam Siew Avenue sites.

So many regions will not have any new development till at least 2024.

Developers are desperate for land and the upcoming GLS is not sufficient. However, Thomson View and Chuan Park (and a few more coming up) that require more than $1 bn are way too risky.

Between not able to make money and fear of losing money, I think they choose the former.
True, for 950mill reserve price before construction costs + top up premium..

Who knows whether can the developer even sell out the new development (assuming 1000+ units) at the needed profitable psf..

Well, am sure there's still lots of smaller developments out there that might entice developers for en bloc, but now everyone is adopting a wait-and-see approach.

i wonder why no developers bid for this. the location quite good. maybe cos the quantum too big.

The quantum of about $1.5 bn is too big in the current climate. If before last Dec CM, they have high chance.

The location is very good as the new development can link directly to the mrt station and also Thomson Plaza, so it’s like integrated. It sits on a high ground with amazing 270 unblock view. Ai Tong, lots of pre-school, Thomson Village, Midview Biz Park for rental, nature reserves, etc.

If this site get enbloc, nobody will buy Lentor even at $100 psf cheaper.

maybe lower $100m like golden mile can clinch liao.

WIth rising interest rates and tumbling stock & crypto market, is the conditions now any better than during the previous en bloc attempt

It is similar to Chuan Park and Lakepoint; they are running out of time as the 12 month clock is ticking down. Any later, they will not be able to complete the enbloc sales process if there’s bidders.

Maybe launch again no need spend a single cent all under contract with the property agency orange tee liao why not. Just like buying toto every draw and expecting to strike lol.

Exactly, en bloc these days are like asking

‘’Any developer hungry and desperate enough for land to pay owner’s exorbitant high price expecting to sell at even more exorbitant higher prices in the market?’

Just wondering if marketing agent plays a huge role in en bloc success? How is orange tee record compared to others?

I personally doubt so.

Based on those my family went through or know of, the choice of marketing agent was narrowed because some other condos in the area also trying enbloc had already selected theirs, and those marketing agents did not want to represent more than one within the vicinity and end up cannibalizing.

Their consideration might jnclude owners expectation in setting reserve price wrt to current market n various factors relating to the property.
