I am selling.

Two reasons why everyone ignore u:
1) firstly I don’t think there’s any agents here, many are just ordinary peasant who are passionate about property investment, reading property news and trends. If u r sincere in buying/selling, u can find an agent (in PropertyGuru) more easily than finding a cockroach at home.
2) secondly u r just a troll. Before my recent active participation here, I have been a silent reader in this forum. Who r the nice pple and who r the idiots are all in my radar.

With the crl, tampines will have 4 stations, Pasir Ris only has 2? The gov didn't care for Pasir Ris ppl, everything also give tampines.

Pasir ris has 147k residents, Tampines has 257k residents. If you consider only HDB residents, Tampines has double the population of Pasir ris, so I think it makes sense to have more MRT stations.

Be careful with your words, don't get into trouble with the gov..

I don't think it is about the population. If going by that then some other new towns should also have more MRT stations. Every region of sg, there is a forsaken child.. Pasir Ris for the east.

However, CDL is still the best, I hardly found any defects and it’s furnishing really live up to its reputation.

Hehe, two words.
“No Fight”

SL’s main issue is they always like to build condos that looks like HDB/DBSS, especially the building exterior design and site plan.
I visited ATT before, quite disappointing.

I do understand y some pple still prefer to go for tapestry (CDL) instead of treasure (Sim Lian) despite the latter is better in terms of location (nearer to round market) is also partly because of the developer.

SL... hmmm.... unit are squarish and efficient.
Resort feel much lesser than some pte, very EC.
Only like their full panel balcony glass.

Nowadays, dev seldom give marble flooring.
In the past, dev like FEO and some CDL did provide marble finishing, even toilet wall too.
This are just point that buyer looking for value for their purchase.

Two reasons:
1) Sims Drive site is surrounded by HDB estates, industrial properties, next to the Pan Island Expressway and slightly off the Aljunied MRT Station. In the current soft market where buyers have plentiful options, demand for less prime sites is likely to be selective with measured bidding as in the case of this site.
2) the Sims Drive site is subject to the 85 sq metre average unit size for non-landed private residential projects, thus developer can’t build many small small unit.

The above explain the cautious bid price for sims drive plot.
Nevertheless $732 psf ppr + 350 + 331 = $1400 psf thereabout.

True for Hougang too. Still have huge land plot at HG central.
