Developers nowadays dont give you discounts to clear their stocks.
They give more commission to those agents.
You may be lucky to win something if they organise some lucky draws.

Many are still dreaming of - 20% after 2018 cooling or a crash.

Singhaiyi is ill fated developer these two years, they can’t even clear gazania and lilium and now they are in another deep ****. It’s all about bad timing.

Just like the site near SUO.
Buyers of SUO and Parc Clementis (if not priced below costs), good luck and all the best Liao.

Our government has shown that when it comes to property, it is proactive in implementing measures to keep the market stable and prevent a dangerous bubble from forming.

This sort of control and emphasis on stability prevents property from swinging from a safe asset status to a risky investment status.

If anyone is expecting a crash, yes, you will be disappointed.

You are right.
I am expecting a crash too. Is too high to reach by most young now a day. Overall situation in the region is also not as good.

Keep in mind developer do not sell directly now a day. They go thru channels leg those property agent. These are the people take away the discount.

I happen to meet up with one senior agent sometime back. These agents company basically run like a MLM. The commission earned is required to spilt into different level within the company.

Down by 20% ? may be I will happen if war started (Many years back, Gulf war. It was at least 50% off, you don't have to asked for discount. It was automatically given from the time you walk into show room).

As a young buyer myself. I’m fine with the current cooling measures. A gradual increase for private prop price is alright. Not a sudden surge in price. That would help us youngsters to upgrade into a condo.

Never forget, BTO prices isn’t that cheap afterall. Even for Tengah, the second Tengah BTO cost 5% more than the Second launch. I’ve helped tons of my friends in my age group to select BTO flats all around SG.

All are contented with their BTOs but when they ask me about my private prop price which is Low $500k, they question me and commented: “is it worth it? Wah, so exp ah. Is it justifiable to pay that high for a shoebox ?”

During Raya this year I get tons of comment
“Half million for this small? Wah your house so small ah.”

Yes I get suan by my own group of friends about me buying a shoebox at a young age. On the other hand, it’s weird tht some of their BTo flats cost higher than mine. Location such as Kallang, Eunos, Toa Payoh , Bidadari which cost them 450-600k for a 4 room BTO. Which is similar in price to my shoebox condo. Yet, they can be so negative about my purchase after I helped them through.

Nevertheless that never stop me from helping my friends with their BTO purchase.
Most of them told me that they would like to upgrade to EC/Private Condo once they hit MOP. Well, only time will tell how much it will cost them to upgrade into Condo in future. (5-8 years from now). Laugh at my shoebox now lo.

You are right.

One main reason why Developers are not giving drastic discount is because if they do that, it will send a strong signal to the buyers that there’s no reason/incentive to rush in and buy early. In the near future, buyers will all adopt the “wait and see” attitude and this might be more detrimental to their sales.

Second reason is probably also because this may tarnish the reputation of the developer and pissed the early buyers.
Ask yourself, would u still dare to buy from the same developer again at early launch?

Paiseh shoebox has very limited price increase. Go check the stats of the past few years. Minimum private property investment is a proper 2 room.

U know many of properties are selling very well. Like Everton sky already 50% sold. Why will developer lower their prices when they already can chill by one side. They r looking to increase prices. The large supply is only hampering the price increases. After this round of supply, the prices will get another big increase. Don't forget govt is selling the land at a high price. It will get costly down the road and it won't be affordable if people keep waiting on the sideline. Don't buy don't regret. The psf jump from 800psf during the bank financial crisis to 1.2k psf to now 1.7psf. Still got people believe in some ******** blog claiming that property prices will eventually drop. When ec is going to sell at 1100psf how can the condo be cheaper than ec?

I randomly take a peep at some mega size projects sales transaction such as the Florence residence still managed to move 55 units in May and 37units in June, treasure managed to move 50 units in May and 52 units in June. Parc esta also moves ard 40 units in each month.

Ok lah, not too bad, still got some buying activity. Price likely to stay.

Ohh didn’t know there’s a rule of thumb that an investment property has to be a two bedder...

The margin for price increases for a 2 bedder far exceeds a shoebox. Shoebox is not ideal for living. If it is for rental, shoebox till okay. Price increase, shoebox won't be as much as a proper 2 bedder.

Not all product are the same hence not every 2 bedder will earn more than a Shoebox.
Here’s a case study of a 1 & 2 bedder in the most recent TOP project. Both unit were bought on the same day and sub-sale almost the ame period.
We can see the annualised Appreciation % for the shoebox is higher.

I don’t have to show other examples but we can’t just conclude that a shoebox wouldn’t appreciate. Shoebox quantum is Low, thus allowing amateur investors or singles like myself to be part of Singapore’s home ownership dream/Landlord.

Leaving aside the issue of potential capital appreciation or rental prospects, I have quite a number of friends who bought shoebox to live in (either city or city fringe areas) and virtually all regretted not getting at least a 2 bedder or larger condo. A home is really quite different from a place you are looking to rent out.
