Vales is already having discount at between 3-4%. But fewer choice. Go check with the agents there for latest pricing. Don't be tricked if they say the discount only for you.

Think vales will have discount after tc launch? 😁

I think buying condo is one of the biggest scam in life. I cant imagine sacrificing amenities, space, accessibility, financial security provided by HDB housing for a condo.

The only thing that make sense is appreciation in value which is absent in current economic environment. The only way to make money is buy when property price is down.

People buy EC mainly for appreciation after 10 years.

Yea man it might be 100% over subscribed by sun so they definitely wont need to throw inmore things to attract interest

The high no of eapps is a known method used by developers to cause panic among sincere buyers to quickly book their units. It was in the news that property agents were warned against using their relatives and friends to spike the eapps numbers. And we know many eapps applicants are just interested to know the prices but sitting on the sidelines.

By the way, heard only 23 tickets dropped into the ballot box for NW. Mark my words ... NW will have to drop to average of $710psf or lower to move units when developer gets desperate !

Amore ec sold only 70 units on ist day when it was launched early last year.

Fast forward l year plus later, i understand it is 90% sold.

Did they cut prices?

In Jan 2015, when Amore EC was first launched, the median psf was $796 for Jan 2015.

One year later i.e Jan 2016, the median psf of Amore EC sold for that month was $799 psf

For the most recent/ latest month, median psf of Amore EC sold was $815 psf.

You can check out yourself the median psf of Amore EC or for that matter surrounding ECs for any month in URA website the real prices/ psf.

me got a little bit dislike is the distance is a bit near to the Matilda House and Sim Lian developed the project around it, called Treasure Trove.

hmmm. but now only left limited choice only.:slant:

You may ask those Amore buyer that bought the unit within this 1 years. The developer do provide them certain amount of discount. My agent also told me the same. It is not surprising. Terrace and BW also giving discount. Vales give discount also and some say washing machine but the washing machine part I not sure cause my agent did not mention the free gift to me.
On your data part. We all know that units that are better can fetch a better psf and also bigger unit tend to have lower psf. Earlier period may be good and not so good units plus the bigger units which average the psf. The more recent data might be the ok ok units plus the smaller units. I guess only of course.

this is true as the advantage of early bird is of cos on the priority to choose those "good" units in each project.

however, with over 800 e apps with the closing date nearby, many remains to be seen after the price list release on Thursday. Come then will there be a clearer picture of genuine buyer or just price list hoarder.

Median psf of amore ec is $815 psf
Median psf of terrace ec is $800 psf
Median psf of belleeater ec is slightly less than $800 psf. Same for vales ec.

I did not say they are selling bad. All I am saying is the developer give discount to sell.

No worries. Interestingly sales of these ecs not bad. This also puzzle me that psf hover around $800 psf but buyers still commit.

So i reckon psf of $745 psf might still be attractive to some.

There are always people choosing the project that is near TOP.
Not doubt if TC selling at $745 it will draw buyers in.
But will developer cut price to move their balance units? The few projects which named did cut price. So for those buyers who choice units are not those hot selling units they might want to wait and see.
