i see. but with the above, isnt it saying both north and south facing will get west sun, just at different timing of the year? is there any way to avoid it?

Buy units facing east will be your sure bet. But you hardly find these units because that means there will be units facing west, which developers generally avoid.

For an EC, how will balloting be carried out between 1st timer and 2nd timer on balloting day ? Cause HDB says developer must allocate 70% of units to 1st timers.

The turn up rate on sat will depend on the price ba. Im guessing this thread will be very active tmr.

He's right; The windows of my unit is all facing North East (NE) so absolutely no west rays for me throughout the year. However, I have quite a number of neighbors having west rays because of the NE facing units (like mine).

Nowadays, it's hard to find NE/SE/E facing units.

Personally looking at pool view stack 30, anyone has the same taste? :D

I think stack 30 will be the hottest stack.

Out of curiosity, would you choose a pool-facing unit that is high floor, mid floor or low floor?

Good place you have there. :) I think your neighbours are most likely facing NNE rather than NE, which will have some afternoon sun.

Good place you have there. :) I think your neighbours are most likely facing NNE rather than NE, which will have some afternoon sun.

It's kind of nice not to have any west sun; really cool throughout the year. In fact, there are times during the monsoon seasons that I feel it's cold :s13: (windows of neighbors facing SW).

However, I think having west sun is not a deal breaker as well because modern technologies can reduce sun glare/rays to quite a low level (can't stop the walls from getting heated up though).

yeah 70% allocated to 1st timers during the 1st month. Thus, few years ago when market was super hot, once the 2nd-timers has hit 30% of the total units (e.g. TC has 504 units in total, once 2nd-timers have booked a total of 151 units), all the other 2nd-timers will be asked to leave and come back 1 month later for booking (may be balloting again depending on developer). Only the 1st-timers will remain to carry on with the balloting.

100 second timer ballot
fight for the remaining 30 units.

hmmm ur example is a bit confusing. cos for ur example, if the 100 1st-timers are lucky, they may be the 1st 100 to be balloted and all will get a unit each (then all the 2nd timers go home sad). Let me try to explain again see if u can understand my example: ;)

e.g. Project ABC has 100 units in total.
assume 200 eapps submitted (comprises 100 1st-timers & 100 2nd-timers).

Usually now is manual balloting. So on launch day, a developer rep will draw out the ballot tickets 1 by 1 (like a lucky draw). randomly 1st-timers & 2nd-timers will be picked so once the booking by 2nd-timers has reached 30 units. Then they will ask the 2nd-timers to bye bye bye.

very subjective.
usually pool-facing will be considered the "premium" units.
stack 15 & 16 may have further unblocked views overlooking the future school if u get higher floors.
