Using High Park Residences as an example

The median psf of 3-bedroom is about $915 psf while 4-bedroom is about $880 psf.
Median means 50% of the 3-bedroom is less than $915 psf and 50% of the 3-bedroom is more than $915 psf ...

Typically, new ECs should be priced about 20% cheaper than comparable private condos given the various restrictions of new ECs and the lower land cost for new ECs.

Applying a 20% discount, one should be able to determine the median psf of new ECs.

One may argue whether High Park Residences is a good benchmark.

I chose it because:
It was the last private condo launched in Sengkang
It has 3-room and 4-room units available
It is next to a LRT and has 118 facilities

Hope it will give yet another perspective on what should be a reasonable price for new ECs.

Ultimately, potential buyers have to judge whether it is a good buy or not, whether new ECs or private condos.
like that discount only around 13-14% only....might as well dont put discount...

For second timers, ve to consider resale levy if applicable.

Resale levy is non refundable but absd is refundable for singaporean couples with existing property.g

I calculated the discount is 19% before grant. TC average is $742. Highpark median for 3 rooms is $915. This is close to the approximately 20% discount expected.

lol selectively use the higher psf of 915 to justify discount.... if use 880 then TC shld be launching at 704 after discount of 20%.

Ya maybe...when the stock market rally, it helps with the buying sentiment :)

So this TC launch at the right time lolx

That's why there are still upcoming EC and private condo to be launched in Sengkang next year to cope with the demand.

The government is trying the best to manage property prices by launching quite a number of EC land parcels in the past years. This will help to moderate not just private property prices but also HDB resale prices as HDB sellers have to sell HDB flats come TOP of ECs. This is killing 2 birds with 1 stone.

Already, we are seeing private condo prices dipping in Sengkang. For example, Rivertree, Riverbank private condos when launched 2 years ago were sold for more than $1,000 psf but High Park Residences when launched last year fetched $880 psf - $915 psf (median psf for 4 bedroom and 3 bedroom respectively).

[The new EC is opposite the stretch of H20, Rivertree and Riverbank private condos in Sengkang]
