Does anyone know which part of the hospital is the south facing side facing?

I saw its the community hospital. Does anyone know where is the A&E and mortuary?

Will Vales south facing side be facing? These parts of the hospital?

i believe the future high rise residential development will render the "view" of the hospital intangible.

vales is just 1 street away so you are in the full glory of the hospital view. btw the hospital architectural design is quite modern and cool though. :D

Like what watchlist88 said, there will be people (plenty) will to buy at that price. You'll be amaze how cheap that is to a lot of people. I am used to seeing how many commas some people have in savings in the nature of my work.



I predict 30%.
bro what's your line of work? If 30% of 1000 e-apps means 300 out of 504 units sold, that will really be kind of a record?

But u must remember bellewaters ve many stacks.

My best advice is to listen to the tpe sound yourself to gauge whether is noisy or not


Pls go down later at night to any hdb block facing tpe.

Im fine with facing hospital, esp a modern and cool one.
But would not like that it is facing A&E (noise) or mortuary.

But if the bto beside bellewaters has a childcare then might not be a childcare then. I dont think they will put too many childcare close together. But home for the aged also ok lah cos everybody will age. To me its ok one.

Will there be congestion problems from surrounding btos, drop off at future schools etc in the morning peak hr bearing in mind it is a single lane road

ecobuyer! i definitely think will given the density of the population around anchorvale crescent with the main gate of 3 ECs competing to exit the road plus future school, facilities entrance area.

Definitely a squeeze during peak period less those who take public transport.:s12:

Vales is facing the general hospital, A&E and mortuary should be housed in the general hospital block. But the block is a H layout, don't know which part exactly A&E and mortuary will be in.

There is supposed to be a dedicated ambulance entry point for A&E, but don't know whether it is along Anchorvale Street or Sengkang East Road. The general hospital is at the cross junction.

What should be a reasonable EC new launch price

Those were the good old days.

Property prices in Singapore peaked in 2013. New EC launches were priced at about $790 psf - $810 psf during the market peak in 2013. ECs launched in the market peak (2013) were well-received. It is common for 50%, 60% to be sold on the launch. This is because private condos were much more ex.

In end-2013, the government introduced various measures to "cool" the the EC market such as the resale levy, reduction of MSR to 30% etc. This affects the new EC launches, except those in better locations.

A good example would be last weekend EC launch in Woodlands where only about 20 units were sold.

More significantly, property prices have been steadily declining since the market peak in 2013.

Check for yourself how much property prices have declined since the peak in 2013 and the likely trend going forward. Ask why the government has yet relaxed the various cooling measures?

Check for yourself the number of unsold properties in Singapore, the resale HDB prices (between the market peak in 2013 and now)...

You should have a better sense of what should be a reasonable EC new launch price.

?Anybody asked the agents where the main door of the unit will face? Am afraid that the 2 main doors will be too close

I would expect the median psf to be around $720 psf - $730 psf. This is arriving it by taking into account the fall in property prices since the peak in 2013.

I can also support how I arrived at $720 psf - $730 psf by benchmarking to the most recent private condo launch in Sengkang.

For second-timers, the psf is effectively higher if they have to pay resale levy.

Second-timers also have to ask how much can they get from their resale flat when they eventually have to sell come TOP.

A 5-room Sengkang resale flat fetched around $530,000 in 2013 but about $450,000 now.

How about 2 - 3 years later?
