Can't rem wandervale layout. I'm just comparing a rectangular layout which the dining area is behind the living area vs one that is beside. Brownstone diff betwn 4 bedder and 3 bedder is coincidentally like that

Rectangular layout makes it difficult to partition the two areas, leading to an inefficient layout.

I am curious how much is the estimated maintenance fees + sinking funds... The wandervale is $343 per month for 3 bedder premium!!! The more the facilities the more expensive the monthly costs... I'm more comfortable with something abt $250???

think nowadays for 3 bedders usually in the range of $300-$350 range. rarely can get $250 bah unless u go for 2 bedders or very big developments with many units sharing.

But gonna wait ard one and a half years more bah. The 2 plots are not even sold yet.

Maybe when TOP, my eldest one finished pri school!
The Anchorvale one avail got tender in June 16. So how long will it take to close and finalised? After that they have to launch within 18mths?so derong, can agar agar the TOP yr?

Usually abt 2-3 mths. Then developer still must wait out 15 months (or complete the foundation, whichever earlier) b4 they can launch for sale. So total I estimate is abt 1.5yrs from now. Agar agar only. TOP maybe late 2020 onwards bah.

Actually I still come across some BUC projects that has less than 300 for maintenance la...

Btw Treasure Crest's e-application period may be as early as mid to late June. Which means the showflat may be opened for preview already during that period. :s12:

hihi, are there any EC that is hitting the QC or ABSD?

TOP and sell all their units in:
4 years for executive condominiums (ECs) and 5 years for private residential properties.

Good luck to the developer of The Vales. Looks like all potential buyers will head here. At least Bellewaters still has a slight edge in having no levy.
